2) Security Access - you guys think, they giving 2 tier or 3 tier access security? The fact that there are shoplots, makes it harder to maintain 100% security unless they have ways to block those intruders to enter via car park or where?

3) My Gembira Residenz Condo. they are giving 3 tiers. Your Access Card can only reach the floor your unit is. And block access to other floors at the lift when u push /flash your Access Card at the lift.

4) At Midfields Condo, once u pass the 2nd Tier, ( Condo Block glass door, u can hand push any button of the lift to any floor)

If I not mistaken, Yuk Tong provide 4 tiers security ( CCTV, security, car park access and the floor access). Correct me if I wrong. cos last time, i do asking them whether I can enter to SOHO top swimming pool or not. at initial place, the salesman told me cannot. I just can enter the The court service apartment which I bought.

After that, I clarify with Mr. Ong( one of the senior at Yuk Tong), The court residents can enter both swimming pool. the access card can allow us to enter to phase 1 swimming pool and our respective floor only. This is to prevent those outsider to come in n steal cos as per citydude say, once the outsider come in at the main door, they can simply press any button of the lift to enter into any floor.

To my understanding, the common facility provided at level 6 (Swimming Pool, Gym ,sauna , laundry , playground, bbq deck Etc) are share between Soho, Courts and also Centrina.

For the individual building facility of SOHO such as sky gym, sky pool , rooftop garden are exclusive use by the resident of SOHO. If is open to others ( Courts and Centrina), whats the point for the SOHO buyer paying higher price per sqft and the facility are common use. I think the SOHO resident also can not access the Courts rooftop garden.

Another point is that, can you imagine 526 units of SOHO , 365 unit of the Courts and 168 units of Centrina with the total combined unit of 1059 unit possible using facility of the tiny rooftop of the SOHO.

I remembered that even our pocket garden located every 3 floor can be use only for individual level only. So, for those unit that don't have pocket gardens, they need to go up to top floor to use the rooftop garden instead.

Sometime, the Sales can say anything to persuade you to buy and sometime they also dont understand on what they are selling. As what citydude said 'don't rely on what the sales said'

The bast answer to it is to check your s&p. here , I have attached the central SOHO s&p on page 28, written in the list of facility use by SOHO resident Item A1) total of 14 items including 1) Sky Lounge Lot/ Cafe Lot , 2) Swimming Pool Deck , 3) Sky Gym and so on.

For item A2) are the common facility use by adjacent block B & C from item 1 to 23.

For the courts buyer, can you check the items in the S&P for the Courts on whether the sky lounge/sky pool and sky Gym can be common use or not. I also want to know.

Yr own block you only go where everything in your own block .

Central all 3 blocks are NOT SOLD as common block and so each has its own facilities n details n limited to each their own.

Certainly we cannot stray into CENTRINA ROOF garden just because you are from SOHO and likewise ..


My present rented Midfields where ALL 3 blocks
( green, red, orange) share common things like two pools
( rectangle and round pool) and common car park complex and car park roof top garden and anyone can walk around the garden or park or use the common gym
Common futsal court and common badminton court .
Only the each block A, B, C has its own access card via glass door etc after u enter the glass access door , you can press lift button and stop at any floor and go back to any floor you wish or go back G floor and exit lift n press open button at side wall and exit the main block access glass door .

Then you are back to the common grounds within the midfields .
Problems at Guardhse being place exactly near to main road, if anyone visitor stops at the Guardhse, there is a jam queue because there is no extra road or space to park aside while checking your IC OR Credentials.
Especially if move in lorries or contractors entering pass Guardhse while waiting, especially mornings- there is the jam just to enter .

Of course during working days ( Monday to Friday) when coming out of midfields jln sungei kawi and
Trying to join the main highway ( down to Midv from upper Connaught road) the road is jam jam packed even at 7 am !!!! This jam till 10.30 am over at least !!!

So it's bullshit if anyone says during
Workdays when exit jln Sungei Kawi ( midfields) to main highway to Midv is 5min or 10 min is rubbish !!!!!

At least 45 min or more and not sure as its bumper to bumper crawl etc down to lower down road to reach Midv
Every morn from 6.45am onwards !!!

i was there last month, they pushing very hard lo.. telling me left 2 unit only, but after that call me a few times to ask me still interested on the unit or not. They said the rental can fetch to rm1.5k-1.8k

Price so high , even rm 1500 or rm 1800 in 2014/2015 is no big deal !
Monthly maintenance already deduct 300 away
Not enough to pay bank loan monthly ...

I think if can get Rm1.8k rental is quite good for me. Just need to top up a bit for the maintenance.
