Development built around ‘multigenerational living’ takes shape Posted on September 20, 2013 - Featured, Property News. BY KARINA FOO Artist impression: The development is based on three pillars – the concepts of multigenerational living, health and wellness and green or sustainability. AS Malaysia’s ageing population grows, so are the concerns for this particular demographic. The younger generation are becoming more preoccupied with increasingly demanding roles at the workplace and are equally busy with their own families to the extent that their parents or grandparents may feel neglected. Hence, it isn’t a rarity to see the burgeoning number of senior care centres (or “old folk’s” homes) in the Klang Valley and elsewhere around the country where the “old folk’s” are placed there in the care of others. Although some of these establishments may not be an ideal and permanent living place for the elderly, many have succumbed to calling it their homes nevertheless. This doesn’t have to be the case, according to HSB Development CEO Seth Lim, and doctors turned property developers — HSCHealthcare Sdn Bhd chairman Dr Y C Lim and partner Dr Soo Chee Siong. “Most Asians would prefer to live with their parents and grandparents and vice versa because it gives the latter a sense of security and safety, instead of leaving it to the hands of others. That’s why we decided to develop a residential area using the concepts of multi-generational and wellness living with healthcare facilities to give residents of all age groups a comfortable and homely living environment,” said Dr Lim. Conducive green living space This new residential area is AraGreens Residences is located at Ara Damansara, Petaling Jaya where it will occupy 7.5 acres of freehold land. With an estimated gross development value (GDV) of RM800mil to RM1bil, the entire project is expected to be completed in 2015. “The development is based on three pillars — the concepts of multigenerational living, health and wellness and green or sustainability. “It goes beyond the scope of healthcare services by building a community where multi-generation families get to live together harmoniously and safely. The residential units and facilities are designed to cater for both children and the elderly with safety features,” explained Seth. Such features include about 63.5% of open space that’s allocated for greenery and recreational facilities with no vehicle obstruction, making it safe for both toddlers and the elderly to roam the area. Residents will enjoy swimming in the 50-metre Olympic pool or relax in the meditation pool, play ball or racquet games in the multipurpose indoor sports hall, the elderly can satisfy their green thumbs in the herb garden as well as a golf practice and simulation centre for leisurely or avid golfers. The entire development uses daylight harvesting systems to reduce water wastage and daylight maximisation designed to reduce energy consumption. “It’s part of our green philosophy as we’ve noticed the increasing demand for green and sustainable buildings where maintenance costs will be reduced. It definitely increases our market value and we have achieved the Singapore Green Mark (Gold Plus) and Malaysia Green Building Index to create a green and sustainable environment ,” said Lim. Aside from these residential facilities, the area is also adjacent to HSB’s second phase of development — the commercial portion calledAragreen Village where two buildings will sit on 1.2 acres of land. Aimed to be completed in 2017, one tower will offer a combination of medical and physiotherapy service providers while the other will have F&B outlets, convenience stores and other amenities as well as a small portion of serviced apartments. The area is easily accessible to some major highways, close to a number of international schools, shopping centres and is also a five minute walk to TescoHypermarket. For the residences, there will be six blocks of 15-storey serviced apartments with about 700 units. The take up rate is currently at 70%. The sizes of units range from 684sq ft to 3,097 sq ft, while penthouses are 3,140sq ft to 3,834sq ft. The two and 3+1 bedroom units are priced from RM480,000 to RM890,000 and the 3+1, 4+1 and 5+1 bedroom units and penthouses are RM1.1mil to RM2.4mil. Additionally, there are ground floor uits that come with their own private gardens with prices ranging from RM500,000 to RM2.4mil. Need for green: There is an increasing demand for green and sustainable buildings where maintenance costs will be reduced. Picture shows an artist’s impression of Aragreens Residences. From ideas to reality This wellness and residential concept was always playing in Dr Lim’s mind when Dr Soo Chee Siong established HSC in 2003 to provide preventive healthcare and treatment in a less clinical environment. “We wanted a place where it would be easier for patients to be closer to their families and feel more at home,” said Dr Lim. The idea came to fruition when Dr Lim realised that people may be short of the proper wellness and healthcare facilities in their living area. With this, Soo and Lim first introduced this wellness residential concept with Menara HSC in Jalan Ampang as serviced apartments to cater for both wellness and lifestyle. Following the success of Menara HSC, Lim went on to pursue the same concept in a larger area which is the current work in progress, AraGreens. The concept of a health and wellness development isn’t just another urban setting that’s sufficient with wheelchair or stretcher-friendly wide spaces and lifts. “It holistically incorporates the physical, emotional and even psychological aspects and the support and care services that are integrated to make this concept work,” said Lim. Hence, HSB introduced its “dual key” concept which has been designed for families to stay together under one roof but separately so it leaves some form of privacy for either parties. “A dual key home will have an ancillary unit annexed from the primary or main unit with separate entrances. “This feature is for families who will appreciate the security and comfort of knowing that their loved ones (elderly parents or grandparents or adult children) live next to them,” explained Seth. The ancillary unit is self-contained with its own modest living space, a bathroom and kitchenette. In a nutshell, the development has been designed with a community and family set up together that caters to the health and wellness of the residents. The project will incorporate HSC’s proprietry MediHome (Medically Enabled Home System) to enable residents to periodically check or monitor their health status within the comfort of their homes. “Residents can check their health status such as electrocardiogram (ECG), blood pressure, blood glucose levels and these will be transmitted wirelessly and secured in the central hub located in the development,” explained Dr Lim. |

There will be 2 big projects coming up to compliment AD as a whole, they are Makan Bazaar and Big Box Boulevard (BBB)
Makan Bazaar focus on F&B aspect while BBB on commercial aspects Makan Bazaar will center in Oasis Square with an investment of 117 million and will serve as a focus point for tourist to experience food from around the world : Western, SEA, Middle eastern, Eastern and etc. Meanwhile, BBB is a big commercial project that concentrate on Ara Damansara as a whole and will have 4 components, which involve upcoming Autocity, Lfestyle Mall, Hyper mall (probably Ara Damansara Mall) and etc the investment of this will be 308 million and both will create around 3,000 job for the community. |

just called up their sales office, smallest unit type 717sft all sold out. Now smallest size start from 1000sft onwards!!!! although tomorrow is the official launch for last tower. What's the point to launch when they sell over some units before the date?
