Go google map and look for yourself or go visit the site. If you want to experience, may be go to Scott garden which is further down a bit compare to 8 Seputeh. I myself been there and experience before.. Not buying Scott Garden SOHO also because of this issue... Anyway, may be some people may ignore this issue..

Cover the shit? Do you know how the pool process the shit? I am doubt how they can cover it up... All i heard about shit process was it needs to pump gas into the pool and let the bacteria have enough oxygen to live and digest the human shit. After that it will use the sun light to heat up and dry up the after processed shit.. During the processes, the smell of those shit will be release. You think they can filter that up? It's not a simple way to ask for that... I will never listen to the SA. Most of them can bluff and will bluff...

i'd definitely give it a pass if its RM750 psf for a leasehold unit at that location. they're trying to harp that ecocity nearby is selling in excess of RM1k psf but thats a diff ball game and product alltogether (with no large sh*t pool in the vicinity). was told back in 2012 that the tentative starting price would be frm RM500+ psf onwards. looks like gapurna is getting greedy if its really RM750 psf onwards...

Juss passed by that area, and it is surrounded with all low cost flats and rivers. My first impression is not really an ideal living place, however location seems to be quite strategic. Leasehold? RM750per sf? Hmm... Si fu, plz comment.

DBKL has plan to transform all the oxidation pond to the underground treatment plant. The pond will be diverted to outskirt of KV for centralized processing. Again this is a long term masterplan, Malaysia boleh or not dunno yet

Make no doubt about it, the place is ultra happening and posh cars can be frequently seen at the valet parking. Just spotted a red Bentley Continental GT there yesterday. The likes of Porsches and GTRs are common there.
Shit smell will be there and is indeed quite apparent when you just reach there. Enter the clubs and all you will smell is liquor and women. :-)

Got a call frm the developer office for private viewing in Kelana Jaya. Only applicable to those registered online. If I remember correctly preview for booking starts in Oct for 2 blocks and launching will be in Dec. Estimate psf is 700-800 psf and the smallest unit is 775sf. What do u guys think?

I was told two blocks for earlier 'registration of interest'...all taken up already. They will open it up for sale to their own staff (including MRCB's 2000+ staff). Only after that will they open it to public on 26th Oct.

Has anyone here consider comparing this development with the upcoming WTC Paradigm OUG development along Kesas, across from Taman Esplanade?

The WTC's Paradigm OUG is a big 57 acres mixed development with shopping centre, commercial and residential....looks like another Mid Valley City in the making.

I received the email too. Indicated that they accept cheque only for booking and not bank order, and no indication of pricing at all... It's like going into the supermarket to buy things but don't know the price until you are there. LOL!!!

The awful shit smell is always there, and it's just terrible. Get it almost every time when I drive pass that area. On another note, 9 Seputeh is really a good location and if big enough, might just be the focal point of OKR. This greatly depends on the proposed monorail extension line. If it cuts through Mid Valley (although some might say this is redundant since KTM is going through there now) instead of the other side of the road (Robson condominium), it will certainly be a great boost to this project. Heck, not just this project, but to all the other stations along OKR.

The high end price of the development will make it a mini scale Mont Kiara, with the neighboring housing area being slumps (Segambut).

remember 25 oct is the 2014 budget, during that time will announce increase the selling property tax and also affordable house. I think gapurna also don;t want to take the risk faster launch it on 20 oct.

I beg to differ though. Yes, I do agree that the current monorail line has stations at the strategic, prime locations. That being said, the LRT line also goes through a lot of good, strategic locations too. Plaza Rakyat? Bandar Tasik Selatan? Bukit Jalil? KLCC? Every station is indeed a strategic location, or not, I guess it wouldn't be built there in the first place.

The upper hand that the LRT has over the monorail line is the train frequency. LRT is every 3 minutes while for monorail, it is only 5 minutes. Both figures are for peak hours. On top of that, LRT has a bigger passenger capacity.

Last but not least, LRT line is more affordable compared to the monorail line. You have fares at RM0.70 and RM1.00 for the LRT line but for monorail, minimum is RM1.20 for the shortest ride.

In summary, LRT line beats monorail line inside out in terms of benefits.

Maybe you're right. Personally, I'd prefer Monorail (No offense, majority will agreed with me if they know something behind the scene). There is no right or wrong answer.

Anyway... 9 Seputeh really expensive at this price, given that

- Monorail extension is not confirmed
- Existing monorail sucks. 2-car monorail is hopeless to handle the number of people taking it during peak hour
- 4-car monorail was supposed to be done by 2012 year end.... now we are approaching 2013 year end
- shit pool nearby, which is supposed to be fixed, but there is no 100% guarantee

ya, ekocheras seems to be a better bet.

If bbb mode continue with such a pricing at 9 seputeh a lot of other places will start to increase loh........really don't know when will be the limit whenever a new project launch within the same area next to an older project the price will be higher & these has been going on for the last 3 yrs. The developer just increased their price basing on the explanation of higher cost on the material & etc.
Guess what will happen if the economy start to slow down will the property price begin to correct & reflect their true value.
It is during this turbulent time the only way for us to find out which are the good property whereby their price can still maintain & continue to appreciate not like the current situation that we are facing now when everybody is chasing for it coz worrying of higher price in the future.

I don't think we are going to see a 4 carriage monorails anytime soon. Most of the stations don't even have a wide enough platform to support the length of a 4 carriage monorail.

The biggest setback has to be the monorail extension. With no proposal yet in sight, the earliest it will be up and ready for use will be post 2020.
If you take the LRT extension as reference, rumours of it first surfaced back in 2006. Our then, deputy Prime Minister, Najib, announced this together with the Transport Minister Chan Kong Choy. The proposal was finally made to the public in 2009, for comments and feedback with a target completion in 2013. Now, the target completion is slated for 2015. Hopefully, there will be no more changes to the delivery date of the LRT extension project. That's a good 9 years since it was officially mentioned by a government top office.

The monorail extension news is currently a shout out by a top management executive from a developer only. Assuming the rumours can be confirmed and PM gives his backing to the project tomorrow, if you add 9 years to it, that will mean sometime in 2022, earliest. I couldn't agreed with you more. They almost completed the renovation to existing stations so that it could hooked up for 4 carriage, if not wrong still some minor things left out. The 4 carriage should be able to operation on next years. Not too sure about the extension in OKR. But, pretty sure it will extent to MV.

Fully agreed with your statement. In addition, i think the monorail is the weakest type of rail transportation available in KL, even after they do the upgrade to 4 coaches.

I believe they are still pending for an approval for the extensions to OKR.

I seen some peoples compliant about monorail bla bla bla. But, do you guys know which type of public transport fetching the most high income expatriate?

Geez, thanks for the update! Yeah, glad to read on that. We'll see how it goes. Judging from how GLC's get things done, I think a more realistic timeline would be early 2015 then.

Nah, that's impossible, in Malaysia's context. Do you know how long is 5-6 carriages? Even the existing 4 carriages for LRT is extremely long already. The infrastructure here and the level of need just hasn't reached that level yet.

Economy circumstances or not, these infrastructure should always be the priority and should be running long time ago. They are working on it now and I have no answer to their main objective, since it is implemented, just be patience.

Best small type is A & B. 2 rooms , 1 car park. Imo, B is best.

No news. Not confirmed as still very much at preliminary.

Personally for me, it is better for OKR and Kuchai to be served by the CIRCLE LINE MRT since it is coming south from Sg Besi and passing by Pantai Dalam area. Forget about Monorail. But this is my opinion.

Circle line max coverage maybe just to the starting part of OKR . Monorail may better cover all along the OKR till joint the subang LRT station . The end of OKR are most the mid / low income group who really need the efficient public transport .

Type B is the most practical layout and price psf is lower than type A
i also will take Type B....

This is SO close to the sewage ponds, which can often be smelled all the way over at Faber Heights in Taman Desa (I've had people complaining about this many times). Don't know how those low income flats nearby tahan. Will be missing out on 9 Seputeh for this reason.

I think all small units (7xx sqft) sold out. Left those above >1000sqft and 800sqft (1 bedroom) So block C should have more unit left coz don't have small units.

not cheap given the fact that their USP is the unconfirmed monorail. i visited last Sun and the SA did mentioned that there is a chance that the monorail might be located at a different place, provided if there is a monorail.

biggest let off would be the oxidation pond nearby.

MRCB, a GLC, is currently in talks with Govt (Prasarana) to extend the Monorail all the way to OUG.

However, the current line is mainly waiting for the expansion of the 4-car sets which is due to commence in Q1 2014 after a long delay of the station renovation works.

SCOMI Group is also in talks with Govt and since they are the one doing the 4-car train. They could have another proposal too.

Looking at the pricing of 9 Seputeh, I need some help/justification from all tai kos before I invest in this prop.

Scott Garden SOHO is selling at abt 600psf. A ready freehold property and the business there is doing good. Ready to move in/rent out.

9 Seputeh is selling at 7XXpsf. A leasehold property and I'm taking the risk of uncertainties (eg. can the commercial lot do as good as SG?, smell from retention pond, etc).

you wouldn't regret in future...OKR will boom up in next few year. there is a lot of empty land, dont worry just buy.

Some more pantai sentral park by ijm is coming soon. For sure the price will go up to another stage.

couldnt agree more with u kochin kor. if i'm a buyer, with the massive ads over this page admittedly i would look at the topic to know more details. however my common sense would tell me that if this project is selling well or priced decently, they wouldnt need to resort to such tactics to blind our eyes upfront over at this property forum section!
