Looking at the pricing of 9 Seputeh, I need some help/justification from all tai kos before I invest in this prop.

Scott Garden SOHO is selling at abt 600psf. A ready freehold property and the business there is doing good. Ready to move in/rent out.

9 Seputeh is selling at 7XXpsf. A leasehold property and I'm taking the risk of uncertainties (eg. can the commercial lot do as good as SG?, smell from retention pond, etc).

For those who oredi book a unit, what is the driving force for you to buy Seputeh 9. Please help.  icon_question.gif  icon_question.gif  icon_question.gif

1. It's location at the 1sr Qtr of OKR.
2. Possible monorail link up.
3. High floors get some hazy klcc and midvalley view.
4. Oxidation pond in the midst of rejuvenation to some parks. So possible elimination of the mentioned shit odour.
5. I couldnt think of anything else coz psf wise it's really quite on the high side for a leasehold and high density development.
6. Oh ya, the forbidden use of the word Seputeh too, clouded my judgement.

you wouldn't regret in future...OKR will boom up in next few year. there is a lot of empty land, dont worry just buy.

Some more pantai sentral park by ijm is coming soon. For sure the price will go up to another stage.
*
Yea buy first. Hopefully after some price correction, things will continue to increase upwards.
Location wise, that area will never go wrong, unless gov announce that iskandar is the new KL.

Works are currently being carried out to transform the oxidation pond under the STP2 project.

Thats what the SA said. Or another possibility is that they include a free renovation package that convert the 1 room to 2 rooms.

i have a question..
-is it every unit come with plaster ceiling?
-small unit can get extra car park?
-any foreign bank join this project? or all local bank?
*
Every unit comes with plaster ceiling, kitchen hood, hob, oven, washer dryer, water heaters, airconds.
Less than 1000sf - single carpark.
No foreign banks la as far as I know...most of them don't do dibs d I guess.

LOL
If I may correct you, the ponds will still be there, technically. Just that it will undergo massive transformation so that it will not be so obvious, in terms of the sight and its presence in the air.

Still a shit pond nonetheless.

I heard it on BFM and the radio ad publicly said it will be linked to a monorail station.
