IDMC means Deed of Mutual Covenants which normally signed at the same time with SPA.

My bad, I guess the value I mentioned is not for maintenance fees but the prop valuation blush.gif

I am not sure exactly which part of the unit the plaster ceiling is reference to. I hope is the one in the living hall?

Anyone know when we can get the CN?

The last time i heard, the maintenance fees is 0.25 cents. Is this same you guys heard from SA?

yes, 0.25 for maintenance + sinking fund.

They hv long list of end financiers. U can collect info from the sales office.

the loan applications (maybank, am, alliance, hsbc) took me > 3 weeks and the offer letter still yet to be ready... is it normal??

it depends on the individuals.
I know a friend, Public bank approved her loan in 3 days time.
Another friend submitted to various banks for 45 days and still no news. Usually if ur CCris is clean, income/ repayment capability is justifiable, it will take shorter time.

I signed mine last weekend. The schedule of maintenance fees is there, but it is all blank. According to solicitor, it is rare that the full details will be filled out, and usually will be determined once the development is completed. She said sometimes people see that the schedule is blank, and refuse to sign the DMC, haha.

So, the 0.25 cents is what is promised by developer and it is not in black and white. Hopefully it will be maintained and not jacked up.... smile.gif

HSBC approved mine in 4 days. Th rest of the local banks took more than 3 weeks! biggrin.gif

IMO, the maintenance fee and sinking fund in future is supposinly determined by the owners through JMB or AGM.
However, it is good to start with higher fee so that more money can be reserved for maintenance,
as it is very hard later on to increase it as most owners will get vmad.gif ,
to reduce it is easy as most owners will rclxm9.gif

Depending on from which point of view.
Own Stayers may think like what u sell.
Flippers want maintaiance fee to be as low as possible, and use it as a selling points for the sub sales potentials.

i tot change name not allowed already? if u dont want the unit developer just minus RM600 off as admin fee?
