Just received a fax copy of the Acknowledgement which we signed during the booking. It does mention the DIBS scheme but not the 10% rebate although I think after dealing with them for some time now, this developer seems trust-able for what they have promised.

I received mine on Monday too smile.gif

The rebate checkbox is ticked with the amount rebate filled up too. But I notice 1 mistake in the form. My purchase price is same with SPA price. I thought the purchase price is higher because I also got the 2% early bird disc. How about u? Another thing is that the acknowledgement does not bear any signature by L&G.

The show room is located beside the actual side in Sri Damansara

I was there last Sunday, i would say around 30-40% Blk D are left.

The price starting from 800++ to 1mil++

My SPA price was lower than the purchase price to indicate the 2% early bird rebate. My acknowledgement also does not bear the company stamp from L&G if I remember correctly. The 10K payment was indicated though.

I signed the agreement yesterday and noticed that the kitchen hood and hob were not stated in the agreement, neither was the security card access system for the doors and lifts (although it is stated in the brochure). However, they have kept their promises made in the last apartment which I bought from them. Hope this is the same. ;-)

Which apartment you bought from them? From L&G you mean or from Mayland? Come with free furnishing? Yes, also not sure which items in the bathroom is inclusive. Word from SA, inclusive of glass partition, mirror, wash basin +cabinet....Will the bathroom tiles until ceiling height? Will they provide same floor & wall tiles as the showroom? All these is not inclusive in the S&P...(

Anyone can confirm the location of the telecom tower? Is it nearer to Block A or Block D?

Neither closed to Block D nor Block A, Phase 1 is safe from High Tension cable

Yes, not concern about the HT. Just like to know whether the telecom tower is to the South East of Phase 1 meaning to the left side of Block A. For view puspose.

Paradesa Tropica, from L&G. Not free furnishing, just the air-cond units and some basic bathroom furnishings. Nothing like Foresta.

The SA checked with her office and they explained that the 'kitchen cabinets' are inclusive of the electrical items as well. Yes, the SA did promise the bathroom will be 'as is', but not so clearly stated in the agreement. The number of wash basins are correct, though, for my unit (type D) with two in the master bedroom. So, let's just hope that they honour their words in these fine details which I think they would because they basically told everyone the same thing. I believe they still want to sell their next 3 phases. ;-)

Get a good compass and walk up to site and you will get the answer.

Then go the office and ask the exact location of Block A.

No surprise, with the implementation of LTV 70%, not many qualified to buy.
Heard from friend that now no longer allowed change name for entitlement. SO if u want to forgo your unit, they will just deduct RM600 admin fee and refund u RM9400 (RM10K deposit paid minus RM600).

the penalty is imposed by the developer not by the bank, nothing to do with bank or its letter of offer

that could be an additional penalty to be paid if you do not take up the bank loan after you have signed the offer letter..
check with the bank and anyway should be stated in the offer letter..

Just signed mine. Few things I noticed for sharing.

1) Damansara Foresta is renamed to Foresta Damansara
2) No mention of kitchen hood and hob (only kitchen cabinet)
3) No mention of security access card nor 3-tier security
4) No mention of forest facilities (expected)
5) Plaster ceiling is stated
6) *** REMOVED *** (incorrect information)
7) No mention of bathroom fitting
8) My car park lot @ level 5 (in row of 4 sad.gif) & slightly far from block A lift (nearer to block B) but luckily is next to pillar
9) VP is 42 mths of SPA signing so we can expect completion by Sep/Oct 2015

Anything else u guys can share?

Usually it is not under S&P but under DMC.
I hv not signed mine yet, so can't comment further.
