Added on September 6, 2012, 5:06 pmI took the 53,274 sq meter total land area for Phase 1 of Foresta (as per our S&P) and that's convert to 13.2 acres. Total 928 units over 13.2 acres is 70.3 units.

Window on the Park by Selangor Dredging which is one of the highly acclaimed low densitty project selling now is 540 units on 8.9 acres so per acre density is 60.7 units

Does it mean that the density of Foresta is only 10 units more per acre than WOTP?

Is the 13.2 acres land area for Foresta actually correct?

Land & General aims higher after sterling FY12

PETALING JAYA: Spurred by its profits tripling in the financial year 2012 (FY12), Land & General Bhd (L&G) now aims to break away from the mid-range developer category, with the target to increase its market capitalisation beyond RM300mil and profits above RM40mil.

Managing director Low Gay Teck said a majority of listed property companies in Malaysia fell in that market cap and earnings range, hence the group intended to use that benchmark to push forward.

To achieve that, the group plans to expand its core business in property through high-value projects in Klang Valley as well as Penang and Johor Baru.

Low said L&G was already in talks with landowners in Penang and Johor Baru while its premium condominium Damansara Foresta in Bandar Sri Damansara would be entering its Phase 2 soon.
“We are now into a growth phase because from the late 90s to 2008, we have not been actively pursuing new development projects,” he said, “Our plantation assets and education division have been supporting us but moving forward, there will be more focus in the property segment.”

In its annual report, the group noted that it had begun positioning itself as a premium developer in the local property market through its lifestyle-centric residentials like Damansara Foresta and The Elements @Ampang as well as modern business suites 8truim in Bandar Sri Damansara.

Low said that while the group did not have a large landbank at the moment, its strategy was to develop projects on coveted land that could generate the good returns per acre.

“We do not look at the acreage but how the land we have can generate most revenue and profits,” Low said after the AGM.

That said, L&G still has 36 acres in Sungai Petani and 14 acres of industrial land in Johor undeveloped under its property division. In total, L&G has 318 acres of landbank for property development.

In the nearer future, he said the group would be working on its Tuanku Jaafar Golf and Country Resort in Negeri Sembilan, at a gross development value (GDV) of RM555mil, which was in the final stage of getting approvals.

“We hope to get the approvals within the next two months. The 200-acre project would take about five years to complete after its launch,” he said.

For the next three financial years, L&G sees its GDV at more than RM2bil from all its ongoing and new projects.

Checked my a/c online, developer has for the first time paid the interest on the first 10% loan disbursed by bank.

The price is before rebate, right?

Block A, lvl 17, type A2 (type A1 unit is the water pump room) - facing pool view/west (partial forest view)
Block B, lvl 31, type B - facing highway/SD view
Block D, lvl 23, type A - facing pool view/east (partial forest view)

I think block D unit is the best but not sure will see the transmission tower or not (can check with SA). If not, it's the best option I guess compared to the other 2. U can also wait for the last block C to be launched. Not sure when though.

Good progress there i guess. The tele tower looks smaller fr the pic. Haha. The drain seems just built but didnt see the retention wall for the slope yet..

Actually at what floor and above can see across the mountain into DP?

Still can recall how much they are selling for the Block A 25th Floor?

Any indication on Block C launch, it has been 7 months since Block D. Do they really want to clear all the 3 blocks first? Looks lile Block C will not have too high price up

It's still much cheaper than block D units. The price can only buy block D low floor units which is facing west (non-pool/forest views).

I think I can answer item 4. The answer should be none. U can see the floor layout below.

Maybe the boxes outside of type B2 (unit 03) is the refuse room. Just a wide guess.

Pretty hard to guess. Block A sold out in 3 days (low floor 8th to 21st units sold out within 4 hours) to a week. Block B a week or so. Block D 70% sold due to unit facing (west).

Block C? hmm.gif

I guess they did right as the sales chart for block B has already been taken down long ago.
This time they didn't send the invitation letter unlike when they launched block D.
I guess response might not be as good as block A/B due to tightening loan, ltv70%, RGPT, etc..
