Nope, loan agreement not done yet... I shud check with the lawyer.. I haven't got my 2nd letter though asking for the next 10%, maybe will get it tomorrow... As for the credit note, I got it too and it's for 10% - 10K from the S&P price... The early bird 2% for Block A is already discounted from the selling price, so it will not be reflected in the CN, as I know la...

Remember someone said in this forum that you can see DF site from Giant Kota Damansara, is that true?

Since this side of the mountain is Damansara Perdana means DF is on the other side of the mountain. So cannot actually see the DF site from Giant KD, rite?

I went to visit MK Land Rafflesia site and the SA took us on a contruction road which was just passing by and looking down into Airie, the Loh & Loh project, can see all the bungalows under construction. Also saw the opening whereby Rafflesia can access into Sri Damansara.

As per SA, only for Rafflesia emergency exit so no hope that it will be open to bypass LDP toll.

Have to say, the scenery at Rafflesia was good and the air was very fresh, full of oxygen 

Read somewhere that the piling work started end of last year. To complete in about half a year for piling of 4 blocks close to 40 storey high is amazing from my limited knowledge. Or is it piling for Block A only as mine for Block B has not receive any progress billing...

Any engineers can share their comment?

If this is the case, then the completion actually can be shorter than 3.5 years

Just called the lawyer, she said that the car park floor plan for level 4 has been slightly edited due to missing out one car park at the previous floor plan. Thus, those units (i am not sure whether apply to everyone) with car park location at level 4 need to sign the new updated car park floor plan. However, she said that the parcel number (location of the car park) are not affected.

The DIBS scheme is not mentioned in the S&P and DMC, anyone notice that?

The DIBS shd be in between the developer and purchaser. It shd be stated in the S&P.
What i concern is if the contruction takes > 42 months, whether the DIBS will be still on?
the block A to Block D need to be completed within 42 months. as all are sharing the same common facilities, swimming pool, gym, car park. The reason why developer launching late is becoz they need to clear all unsold units of the previous launch, and propbably wait till the public can absorb the prce.

Looks like sales has not progress much in the last one two months. Sign of either over priced or tough to get loan

I received mine last week for Block A. Horrendous work by the law firm. They only let me sign the loan agreement last week and a call to L&G had one representative telling me that they have been chasing the law firm to speed things up. But, the lawyer gave me another story saying L&G delayed the SPA. L&G retorted and said this should not have held up the loan agreement. In addition, their clerical work was sloppy and there were so many errors in the details they keyed into the document provided by the bank. Very bad experience with this law firm. Hope you were assigned to a better one that I was.

I'm getting a 90% loan. And I know the 10% loan disbursement is due this month. The law firm (Norenda and Yap) is fretting over it and both the developer and the law firm are blaming each other for the delay. The latter said the SPA was late whereas the former said the loan agreement could have been signed even without the stamped SPA.

Anyway, the loan agreement has been sent to the bank and I'm still waiting for the stamped copy. The law firm says that they will make it for the disbursement and the developer on the other hand asked me to note down all the events in order for me to make a case if I am charged interest for the delay in disbursement.

I just came back from Developer Office. Did anyone know the selling price for Block "A" & "B" units? B'cos I want to know the price for level 16 (Type "A" facing pool & forest) onwards and compare with Block "D". The SA reluctant to disclose... :-(

Yes, both the solicitor and the developer are messing things up on the loan agreement and disbursement. I called the solicitor and she told me the deadline for disbursement is 4 September.

Is that the current price for all those block?

When was the payment due date for Block A 10% piling progress payment?

Block B still have not receive bill yet...

It has been 6 month since the launch of Block D, bila lah Block C launching??
