Had an interesting analysis of the pricing.

Booked a Block B drop out unit. The price was 3.1% marked up higher than the preview price!

The best part is the same unit same size at Block D is 11.8% higher as compared to the preview price!!

Really wondering how Block C will be price at. SA saying that Block C has direct view of the forest and furtherst away from the tower and hecnce justifying the highest price of all!!! L&G said public launch will be involving Block D and C...wondering when this will happen??

From the wikimpia map, does it mean that the tower is under the title of DF since it is in the same square?

No problem. No point comparing now since the unit has been purchased - just hope for the best after VP. Anyway, your unit is still way cheaper than block D smile.gif
No idea on the sales launch for block C and the owner of the land at the tower location. I read from the other forum, block D is almost sold out.
I wish the tower will be shifted elsewhere since future Foresta blocks will be partially blocking it.

I thought someone posted the carpark floorplan before (5th flr) many pages back. There are for 4 sets of lifts (4x4=16 lifts), 1 set for each block.. the orientation is similar to the layout of the 4 blocks.

Sales is definitely slowing down. I think that's why the last block will not be launched anytime soon.

If what u said is true, then 7th flr is 6th flr above the roof of the nearby condo which is fine. Yes, block A no. 8 is better since its facing both pool/forest view but it's also facing west. If u think this is not a perfect unit, you can also wait for block C launching?

Depends on whether you are buying for rental, investment or own stay.

If rental may not matter much depending on the tenant

If investment so long as the whole phase appreciate a lot, the demand will be there and lower floor with lower psf price may suit more potential buyers

If own stay, it is your call...

Saw the free map in the iprop expo. Plus point for BSD folks IF it would be materialised in future.

Speculation on possible MRT line 3 from Sg Buloh to DA(missing station)/Kepong/Selayang/Jinjang/../KLCC.

What will happen if bank offer letter or LA stated 36 months (from date of signing, eg. March 2012) but project only completed after 42 months (eg. Jan 2016)?

After Sept 2015, bank will not disburse further loan? hmm.gif

The DIBS is stated in my bank LO and also in all participating bank brochures/leaflet/pamphlet..

An excerpt from my LO..
"Monthly instalments to be made via auto debit upon expiry of Progressive Paid by Developer (PPD) scheme"

Since they didn't state how long is the PPD in the letter, then I guess it should be ok whether the con period is 36, 42 or longer months. I was more worried about the loan disbursement part due to any delay.

End of June, so expect completion in end of Dec 2015, a long time to go. Hope the end product is satisfying.
