QUOTE(cheahcw2003 @ Oct 18 2012, 10:33 PM) Beacuse new block is coming....and LnG advertised in all mediums newspapers abt the final blocks...so many get excited. I don't see L&G is participating in the expo starting today (Friday). I guess they are pretty confident on their sales this weekend? I can see Mayland though. http://www.rehda.com/mapex/mvec-1019/participants.htmlThis post has been edited by 1282009: Oct 19 2012, 01:05 AM

QUOTE(CMW123 @ Oct 18 2012, 03:03 PM) Hi Type A = 1426 sq ft and Type C = 1425 sq ft, so both total size same just slight different in layout. Type C is the one & only type for the whole phase 1 n in Block C only... Above price still have 8% rebate right so should be RM786k - 851k If one wants bigger yard with not too much xtra budget, suggest go for type A2 - 1441 sqf. The extra 15 sqft is on the larger yard though not something significant.

QUOTE(calvinyeap @ Oct 20 2012, 11:37 AM) Latest update, as of 1130 today about 28 out of 227 units sold... Thanks for the update. Any photo on the sales chart with pricing? 28 units not that impressive I must say compared to Block A & B. It means lowest 4 floors units (8th to 11th floor should be gone).

QUOTE(AMINT @ Oct 20 2012, 12:56 PM) those units at lower floors must be blocked in terms of view? It depends on what view you are referring to. 8th to 16th floor (considered low floors) are directly facing pool/forest view (no blocking). To see beyond the hill/forest should be above 20th floor or so. Added on October 20, 2012, 1:22 pmQUOTE(calvinyeap @ Oct 20 2012, 12:56 PM) In this case, I'm referring to all other units sold are higher than 13th floor.. Maybe to avoid noise from the pool/facilities since the pool area is quite huge (at least the length of block B+C combined, not counting the gap in between both blocks). Now I wonder what's the price range which resulted is such a sales pattern. Look like most are own stayers in this case which is good. This post has been edited by 1282009: Oct 20 2012, 01:22 PM

QUOTE(iko @ Oct 20 2012, 02:17 PM) 869,000 before disc . After 8%, around 799,480 Congrats. It means starting price (type C smallest size of 1425 sft) for lowest floor is around 769k which turns out to be 540psf? Type D should be lower in terms of psf.

Do u notice the sales chart is quite scattered? Very weird sales pattern indeed. Seem some don't mind to pay more even though same unit type is available at mid floor with lower price. Last time type A1 is the most preferred choice but now no single unit is sold, maybe something to do with the unit#.

QUOTE(CMW123 @ Oct 20 2012, 06:00 PM) Psf is highest for Unit 8 and 3A and lowest for Unit 1. Range difference RM15 Total number of units booked: 1=9 units booked 2=3 units 3=3 units 3A=0 unit 5=1 unit 6=5 units 7=6 units 8=7 units Strangely highest demand is for Unit 1 which is non pool/forest facing Unit 8 is worth it, initial thought it's corner unit but as per floor plan not really as the master bedroom has no side window also. However Type C kitchen has more windows Yes, overall strange patterns but seems to imply no more flippers at this price n most are own stayers Good summary. The sales pattern does look like almost all are bought for own stay Btw, I just curious on the layout on type C. There's no window in the utility and 3rd bathroom? The master room is slightly smaller too.

QUOTE(iiluv8boy @ Oct 21 2012, 01:22 AM) you are correct. this is the reason why i know the damansara foresta is in a good location, but do not dare to buy bcoz of mayland "reputation" Time will tell bro. Anyway, I don't see Mayland's direct involvement in this project. Added on October 21, 2012, 9:17 amQUOTE(cheahcw2003 @ Oct 21 2012, 09:02 AM) We are not discussing abt loan here. I m trying to answer bro Amint the correlation in between the life expectancy and the loan tenure. What I m trying to say is that bank will not lend u up to 70 years old if we Malaysian life expectancy is only 55 yo. Don't mess up things here Agreed. I saw a leaflet from Affin bank in Mapex that day, they've extended the loan tenure to 45 years or 75 years old. This post has been edited by 1282009: Oct 21 2012, 09:17 AM

QUOTE(hplim18 @ Oct 28 2012, 05:17 PM) Hi all, I bought a unit of block B, i have signed and gotten the stamped copy of SNP but i have signed the loan agreement somewhere around aug and yet to receive the stamped copy. The thing is now i heard my fren who bought a unit in block B as well, she has already received the notice of progress and asking for another second 10% payment which will be due on the coming 31 oct. But I did not get any notice yet. If this is the case, who shall i contact to check on the status? call to lawyer or call the developer? Try to call your solicitor. I got mine after calling them. Second 10% progressive payment? Mine is still at first 10% for block A (foundation/piling done). Second progressive payment should be at 15% (not 10%) which is meant for structural framework of the parcel which I think will not be so soon, maybe another year?
