Oh... What i meant was that although four car parks were designed in one row, but both units still can move out from opposite two ways. However, i still believe that the design of front and back is troublesome for two cars in the same unit. Unless the design of front and back which is movable from both way.
*
Ooo, this is normal la bro even more luxury condo I went to is design that way, for example, Bukit Utama in BU.

1 con I can think of is your neighbour might park by crossing your border since 4 cars are parked in 1 row without any separator.

Oh... Really? I thought normally they won't design like this, as i compared to my current Condo. Haha, don't you think this design very inconvenience. If this design, i either everyday change car with my wife ("first in, later out"), or both of us need to have the duplicated car keys for each of us so that we can move out our another car first, since we go to work at different time. Haiz...
*
Yes I agree with u... it's really inconvenience but common practice in many condos.

What is uncommon is 4 cars in a row sad.gif

I was informed by a manager from Foresta that we had actually signed a form stating the DIBS and the 10% discount when we booked the unit. A copy was not given to us at that time because it was not advantageous for our banking loan (getting 80% instead of 90% if the bank knew about it, the bank agent also told me the same thing which is why they never reported to their higher ups on this discount).

She also told me that the document will be given to us once the SPA is signed and included in the completed agreement. And we can ask for a copy now if we want to but we must get it from their office or contact their staff to email it to us which I did. Hopefully, I will get it before I sign the SPA on Monday night.

Attached is a copy of the car park layout for Level 5. I am quite pleased with my allotment because it is near the entrance and to my block. But the SPA had an error, giving me Level 6 instead of Level 5. So better check the agreement carefully. I asked the lawyer to send me a draft copy for viewing before signing though it's a bit late.

Oh, I was informed by the solicitor that for Block A owners, if we do not execute by 27 March 2012, the developer may forfeit the 10% discount although I did not ask my agent nor the manager whether this true. Perhaps you guys can check it out with your agents.

Anyone else signed the SPA today?
*
Thanks lee. This is great info. Hope to get mine signed within couple of days. By the way, where did u arrange for the signing, Foresta sales office or solicitor's office?

The lawyer said no need to worry on the DIBS issue as long as developer not turning into insolvency within this period, if developer pay late or they don't pay the interst, what action u (purchaser) can take....?! We need to understand law how can protect our benefit ..Right...?! not only protect developer! I must asking developer issue a DIBS letter for signing!
*
Fully agreed!

The sales agent arranged for the solicitors to sign with purchases at Foresta sales office this weekend. They should be there today as well. But since there are amendments to mine, she will actually meet me tomorrow at Sri Damansara and sign over a cuppa. ;-)
*
Good for you to get this settled finally. I would just say some staff/SA I dealed with is not really friendly sad.gif

I think the solicitor is also slow in coming out the SPA for signing. I've provided them the docs last Wed but not able to make it to the signing this weekend.

Ya, the only bad thing about the car park design is front-back style. However, the good thing is that the design of the entrance for each unit's car park is directly to your level, instead of entering one level than turn around each level to your car park level (like certain condo). I am glad that my car park location right infront of my block B lift entrance, still a little bit disappointed due to front-back car park design.
*
True. This is a plus point which we can enter directly to our car park floor. Give and take loh.

Was told there are 10 legal firms handling Foresta case, the lawyer who handle the S&P matter will also handle the loan documentation if taking DIBS under their EF list

Wow. I guess the one I deal with is bit too slow.. sad.gif

Just received a fax copy of the Acknowledgement which we signed during the booking. It does mention the DIBS scheme but not the 10% rebate although I think after dealing with them for some time now, this developer seems trust-able for what they have promised.
*
I received mine on Monday too smile.gif

The rebate checkbox is ticked with the amount rebate filled up too. But I notice 1 mistake in the form. My purchase price is same with SPA price. I thought the purchase price is higher because I also got the 2% early bird disc. How about u? Another thing is that the acknowledgement does not bear any signature by L&G.

My SPA price was lower than the purchase price to indicate the 2% early bird rebate. My acknowledgement also does not bear the company stamp from L&G if I remember correctly. The 10K payment was indicated though.

I signed the agreement yesterday and noticed that the kitchen hood and hob were not stated in the agreement, neither was the security card access system for the doors and lifts (although it is stated in the brochure). However, they have kept their promises made in the last apartment which I bought from them. Hope this is the same. ;-)
*
Just signed mine. Few things I noticed for sharing.

1) Damansara Foresta is renamed to Foresta Damansara
2) No mention of kitchen hood and hob (only kitchen cabinet)
3) No mention of security access card nor 3-tier security
4) No mention of forest facilities (expected)
5) Plaster ceiling is stated
6) *** REMOVED *** (incorrect information)
7) No mention of bathroom fitting
8) My car park lot @ level 5 (in row of 4 sad.gif) & slightly far from block A lift (nearer to block B) but luckily is next to pillar
9) VP is 42 mths of SPA signing so we can expect completion by Sep/Oct 2015

Anything else u guys can share?

Any idea what this plaster ceiling means?  hmm.gif
*
My bad, I guess the value I mentioned is not for maintenance fees but the prop valuation blush.gif

I am not sure exactly which part of the unit the plaster ceiling is reference to. I hope is the one in the living hall?

Anyone know when we can get the CN?

In my opinion and some other experiences, I really doubt developer will issue CN.
As they have to dig out real cash to pay you whom make up to thousand of purchasers.
If DIBS is 10K per purchaser, 1 thousands purchasers mean they have to prepare RM10million lah. ohmy.gif

They will probably issue offer letter (only 1 thousand logo offer letters.. cheap cheap lah compare with RM10million real cash)
If I was the developer, I will also ask commission from bank for generating sales from them, and offset it with
the DIBS interest,  cool2.gif
beside, I will negotiate for an easy payment and low interest payment stream with banks to settle the DIBS,
in return for them to stay as panel bankers to get business from my project.  cool2.gif

So, why should developer issue CN purchasers?
Just my view, very soon we will know.
*
I did check with my agent a week or so ago. He said the developer will issue CN after SPA is stamped. The solicitor told me the stamped copy will be out in 1-2 months time but no firmed date.

Completion by end 2014? I thought is end of Q3, 2015. It would be good if it's true.

Haha... The reporter reported the wrong info?

I am wondering, the solicitor mentioned that the date of VP will be calculated from the date of SPA stamping date, if the stamping date is around April/May 2012, then the VP will be around Oct/Nov 2015 (construction period of 3.5 years). If the stamping date even later, then the VP will be even later, i.e. early 2016? Then the developer's late submission payable interest to purchaser will be counted from the date of VP. Hopefully the stamping date as soon as possible.
*
Yup, hopefully we get the stamping done by May sad.gif
