That's meant no AP yet , any booking fee paying is refundable if u change your mind or can't get loan .

Anyone who are invited to the preview later, can share the price here.
Just want to confirm what is the indicative price along OKR even for inner development.
Then we can know still BBB mode or how..

Got two block. Today launch block A and each block got around 200 plus. Per square foot 520. 8 percent earlybird. Free spa and loan agreement.

Got 4 type, 1100, 1200, 1300, 1400 (Exact figure i not sure). All same 3 room except 1400sqft got one small store room.

Well, Some info here.

11 units per floor
5 levels of car park underneath, and followed by 21 floors for block A and 22 for block B.

1116sf and 1210sf come with one car park, facing gasing hill while 13xx and 1400 come with 2 car parks facing the park and river.
I think the good thing is their park, swimming pool and etc etc all is on the ground floor.

Correction..only 4 levels of carpark. level 5 comprise of residential units with private garden. they r not shown in the sales chart coz 7early 8early already hampalang sapu by internal staff n associate probably with huge discounts.

I already booked one this morning. Damp lucky. I got a lower floor unit (Level 7) - less than 500 per sqft.

I love the landscape concepts, very luxurious and spacious. Low maintenance fee (20sen) + singking fund (2sen).

I asked them not less than five times whether betul betul freehold because sentosa court, avenue court etc all leasehold. They were very sure and they said that few pieces of lands there are the only freehold.

I bought this for own stay (upgrading). So I'm not bother about signing SPA and loan after CNY (Mar/Apr). I have ample time to accumulate money.

They told me the big scale model for building will be ready in mid December and showroom on site in Feb/Mar 2014. I think by that time go for booking tinggal tulang saja.

Sleep well tonight after long waiting for a year plus................zzzzzzzz

Anyway to those that book facing gasing hill, are you sure you really can see gasing hill? The salesperson told me can but if not mistaken there is flats right in front and probably will be blocking all the views unless you're staying above 15 floor.

The office is new , just recent setup I guess. Im staying around their office. Wonder where is their office before this.

Also did some research on their developer. Like 4 Sdn Bhd ... dont know which one is the one ... can someone can help to clarify on this?

The flats r quite a distance away from block A/river. U should be more worried about the htc. even than they r not that near either. These 15-storey low cost flats have lower ceiling heights of not more than 9'. assuming riverville's ceiling ht is 9 1/2', level 15 should able to see GH if my assumption is correct. for such units, the best choice is type B6 1210 sf. its a SD corner unit with 2nd n 3rd rooms facing morning sun and its immediate view is permanently unobstructed. {next door r few rows of low rise townhouses/tennis court}. B6 is also furtherst away from the htc. best of all, it is directly overlookng the meandering klang river n soon to be lush greeneries. Just hope that the river dun stink.

I spoke to the HLB banker yesterday and asked a string of questions as I also worry the developer cannot deliver.
The hlb officer told me this ggroup has more than 30 companies overseas and local. They own more than rm200mil properties in Guangzhou and many properties in klang valley. This recent years they want to channel back fund to develop the lands they owned.
The publock bank at ground floor is their tenant since day one. They also own neighbouring 7 blocks left and right.
I Geh poh chee about half an hour until the banker also tak tahan .....lol

Ermm, I'm not really sure cuz I went there early early in the morning and didn't stay long to see the sales. But from the board, most of the units I think are booked. But I am not very sure la whether betul or not. biggrin.gif
