Hmm.. just talked about types of loans and stuff like that and submitted my documents to him.

Few important points (at least to first time owner like me la..hehe):

1. Since BHL is offering DIBS with selected banks (UOB being one of them), we can only opt for Semi Flexi Loan. However, we can switch to Full Flexi Loan in the future (after completion) if we wish to.

2. BHL has yet to accept UOB's loan package. Pending confirmation

3. UOB do not have islamic loans

4. 3 years lock down starts ticking from first draw down with 2% penalty

5. Rate he is giving is still same as previous: BLR -2.4

6. He mentioned BHL is not covering the S&P stamp duties. I asked Terrence Tea from BHL and he has confirmed that S&P legal and stamp duties will be covered by developer

Will see if other banks call me soon..LOL

Just got confirmation from BHL, they rejected UOB's first round of DIBS package. Now pending for appeal from UOB. So only left KFH offering DIBS at the moment. LOL

Hi,

What I am trying to explain the other day is that the developer will not cover for Loan Legal fee, not SPA. So Loan Legal fee is either customer pay cash or finance into the bank.

No problem bro, too bad that now other bank got no result yet apart from KFH which only offer Islamic Loan. rclxub.gif
Since UOB is also providing bridging loan, im sure they will have the amendment soon. Can proceed to submit with UOB as for now since now is already in our EF list. Once got latest changes in DIBS status just need to switch the type.

By normal procedure, we need to apply loan first. After get the loan offer letter than we only sign the S & P.. Cause once we sign S & P, cant reject anymore.. if bank loan rejected, how to pay few hundred k to developer ooh..... jual myself also cant pay it.. haha

Customer can apply loan after signing booking letter with developer. Usually loan can be approved before the signing S & P date. It is actually also good to make sure you secure a loan before you go to commit signing the S & P.

I meet a UOB bank officer today... but what he inform to me is different. So really curious who is right...

1. The officer told me due to developer offering DIBS, so they cant give us either Full Flexi loan or even Semi Flexi loan. May I knw your office is from which branch? how come double standard?!!!

Submit the document to the UOB officer just now.. only read the msg here after submited. The officer get my number from the developer.

Oh no, how can be like that lo. I had been doing a lot of DIBS loan project for UOB so I know very well, done for Glomac Damansara, The Elements Ampang, Bandar Setia Alam.

UOB will only offer for Semi Flexi if it is DIBS. The last time I check is non DIBS. Im Mortgage Specialist from Old Klang Road. Who is that officer oo?

Yes, my office is opposite OUG. Shah Alam Branch is the branch which tied up for this project. But everyone can apply loan mortgage officers at Old Klang Road as we are mobile sales mortgage officer.

I met up with the panel UOB banker from Shah Alam branch last week.
They don't have any flexi or semi-flexi loan at all. The rest of the terms is almost the same as what syncronyzer listed.

I will be meeting up with someone from Hong Leong bank tomorrow morning. From what he explains to me, his offer is also -2.4% and it's islamic flexi loan. Will update you guys soon.
