Considering getting the facing north unit with KLCC view, but found out there is a plot of empty land right in front of Palace Court, very likely will be a condo project as well, which keep concerning me it'll be potential obstruct view toward KLCC. To whom considering of getting facing north unit, do you guys having the same concern??
*
Not sure what's the future development. Asked BHL before even they are not sure. I bought facing klcc as well but tower A so less concern as tower A is more to the other side of the land.

hehehehe... yeah looks good.

Got some other updates from their QS on site as well:

1. The exterior color will be changed to dark grey and light grey with a slight touch of yellow at lower floors instead of the greenish tone on the scale model

2. There will be 2 bomba exits. They are considering to open it up to residence for drive through access with card

Added on December 4, 2011, 3:09 pmNo more new buyers reporting in ar? haha

Hahaha.. then good lor.. shows that they're not hiding anything..haha. Some development insists that no photos can be taken

Added on December 4, 2011, 10:23 pmI also just noticed that the 936 sq ft unit's windows are slightly different from the 1313 sq ft ones... the 1313 ones seems to be nicer... and bigger..

I have some sad news to share I pass my doc to OUB and he mention some of his customer is only getting 85% and this is because the developer is giving the 5% and the bank can not or not willing to give out loan for 90%.

I dont get this why should they think in that way and the 5% was giving by developer and not bank. The best part is the back OUB will give you 90% if you keep 5% of the house down payment as a FD i was like what the ^%%$##. Why should i do that I am not interested if no 90% then why are going to take the loan from you.

Anyone could share with me KFH no will be much great help.

Thanks in advance
*
I managed to get 90% wor from UOB

yup, BHL only settle the legal fee for S & P. Just met up with Kuwait Finance House Guy, there is no flexi loan available at KFH, their rate is 2.45 but need to pay loan legal fee...
*
Oh...I guess generally non Islamic loans offering -2.4 and Islamic ones -2.45 nowadays..

haha...actually im booking on launching date for tower B.

mayb i more worried on the forum talk and website its mentions promotion just provided before show unit completion date...and my purchase order din hv list out...u all got write out?

just now call up BHL staff, is still entitle to get the promotion... and she reply the lease hold tenure still got 80yrs+...currently confirm on master...can try asking urs lawyer to write on the letter as individual when sign s&p...
*
What do you mean by have our lawyears write as individual? I thought we will need to do the Memorandum of Transfer (MOT) few years down the road when the strata title is issued to us? I'm still new to this.. haha.. blur rclxub.gif

ooo,thanks for urs info...

emm...im fresh buyer here...

can given the formula of calculation wither the step after i given the 5k deposit...now i just ready the doc to apply loan...

means tat when i need to ready the cash and how much actually?
*
I'm also first time buyer..haha.. let's all learn together..

Rough calculation for mine (my unit is worth RM 413,000.00 - before 5%):

Booking fees: RM 5,000.00
Loan legal fees + stamp duty (for 90%): RM 7,200.00-ish (financed into loan)
SPA legal fees: FREE
Remaining 5% downpayment: RM 20,000-ish

Upon strata title issuance: Memorandum of Transfer (MOT) fees: Not sure how much

Correct me if i'm wrong..

It's my first house too. I think you got it about right there. We can actually get discount for the Loan Legal Fees i think. Need to ask the developer's lawyer on this.
*
UOB appointed their own lawyer for my loan agreement (supposed to be same as BHL SPA lawyer la... but since appointed already.. no choice lor).. according to my banker can try ask for rebate from the lawyer wor.. let's hope they can give some discount lor..
