Great work Jlwkey  thumbup.gif
*

Spoken with sales assistant (SA), nothing we can do about Surau as it's a requirement from MPSelayang. (though 80% of those who made bookings are non-bumi)

Status: In the process of finalizing the S&P (master title etc with MPS), most likely going to be done by this month.

He assured me that it's going to be a 2-tiered security system.

Facilities and Amenities:

Multipurpose Hall
Pool
Playground
Surau

Re soil testing report, have to check with another person from MCT as the SA is not quite sure about it but a name is provided to me.

In the letter, i will propose the following:

Gym
3 tiered security system
Intercom to guardhouse

anything else to add?

i think De_Legend is misinformed re the golf membership. I did not ask the developer but the SA told me the golf membership is not part of the package.

The plan is to have a laundry shop and convenient store. I assume the services will be bidded out.

If the occupancy is low, it will be difficult to financially maintain the shops and the buildings + amenities/facilities.

In my humble opinion (as an apartment dweller), the owner plays a big part in maintenance:

-pay maintenance fees on time
-do not abuse the public facilities like pool, play ground, common area, lift etc.
-take care the cleanliness of the surroundings
-sense of belonging and camaraderie

many apartments/condos are in ill state due to apathy.

I know this may sound a little cliche but

let's work together in the future to create a good and healthy living environment for all at T-Parkland smile.gif

4 limbs up jlewky! We have to work very closely with the maintainence team..LEt's see how can we do this well for the T-Parkland community...

btw, will you give up on the condo considering the lease still left with 80 over years?

Maybe i am thinking too much.. but if we want to take this discussion with MCT to the next level.. i dont mind going as a group for a round table discussion...

anyways, have any of you signed on the s&p or agreed to take up any home loan? I will only react to the loan once i got the cue from you MCT.. if they are willing to action on the suggestions brought up by the rest of us..

Yeah i will will be getting the offer soon (OL) and i might end up doing the same. Let's see what the rest suggest cause there is such a small grp of us and i dont know if the developer will hear us out. The problem is not many of "the owners to be" know this forum exist.

Tennis Court
Steam & Sauna Room
Function Room
BBQ Area
Children's Playground
Lounge

Cafeteria

Actually not matter what facilities provided, if you dont use it is a waste.

As for me, I prefer to have tight security with good environment.

yeah ur right but i dont know if the developer is to be blamed cause it could have been a natural thingy from outside...

Besides that, any news from fellow "Owners to be" on loan etc.? RHB got back to me but at 80% instead of 90%... bummer! CIMB at -2.25% BLR.

Hi bros & sis,

I'd made my booking for a unit in T-parkland. Hope to have a great place to stay here.

In the mean time, i got loan for both rhb and cimb but i am not sure which is better. any advice?

Cimb mentioned they have flexi plan or some sort... and gave me 85% while rhb gave me 75%.
