Anyway, I believe ppl go for MR1 subsale for even at RM 530k, mainly due to already completed and existing house for immediate occupancy or moved in. While MR2 Alpine not existed yet and still need to wait.

IMHO, upon completion, I believe MR2 20x65 would fetch higher price compare to MR1's 18x70 and if not LH vs FH, the price could be even much bigger gap.

G&G legal fencing and security.
F&G barely legal, need renewal every 2 years, authority can pull down fencing and guardhouses if people complain, no existing laws to protect the status of self guarding and boom-gating.

Yes, MR1 Phase 4 less than 10units now, Phase 2 22x80 you can found it in internet lowest 680k brows.gif but when you call the agent they will tell you either Bumi unit or sold out thumbup.gif actually subsale for it bank value up to 720-750k..will increase up to 800k after Chinese New Year due to Phase 3&4 VP and GST

Which bank can value up to RM 720-750k for a new prop yet to fully completed?

Sorry boss, I don't think can value such high before there are transacted units on the market and on values' book.

Oh, 22x80 already VPed? How much all these sold by TMS 2 years ago ah? Lol, I forgot dy.

I thought only Phase 1, 18x75 was VPed.

Must be either CIMB or Maybank's small valuer firms. Let me check with my friends after my holiday bcx last month, they told me unable to give value.

Maybe you fall in love with EM forgot MR ady smile.gif 22x80 real superlink freehold landed can get this value, if owner can hold few more months until phase 4 vp even better..and the price sure u have your own way to get it wink.gif
