Hahaha. EM is really excellent new township and huge enough to play around with most components. Kenot remember too many townships with too details leh. I only remember my MR2 Alpine so MR1 I a bit confuse of the 22x80 due to few phases.

For MR1 22x80, imo the best is phase2 as walking distance to shop, kopitiam, clubhouse and up coming alfresco shoplex

Actual one more than 550k, the one you showed above just approximately only and that price is 3 years back Dec 15 2011 when here still shocking.gif

doesn't matter when they bought or how much they bought, but current value is around 535K, or could be higher icon_rolleyes.gif

For Phase 1 : 18 * 70 price start from RM 368,888 with 7% rebates for early birds...
After discount price is RM343k with SNP, MOT, Loan Fees all FOC...
1st year maintenance FOC too... rclxms.gif

In addition, MS delayed in VP for Phase 1 which gave all buyers another 20-30k LAD. rclxms.gif

last heard from 1 of the agent, he managed to close 1 unit with 539K. not sure the bank value will be that region or not.

Yes, the 368k only applicable for those intermediate units...
For Guard House, based on latest updates...which still pending MPS' approval...
MS's management committed the said will be built soon...Let's see how it progress...
