I am not familiar with Bdr Sri Coalfieds so cant compare. But..............Very simple !
Is Bdr Seri Coalfields also stratified GnG? got lake? club house? 24 hours security? with commercial shop lots/ school/ linear parks within the development?

Freehold more important or yr family's security n well being more important?

If yr answer is the former, then bdr coalfields is a better buy...
But make sure the price is not more than 20% more expensive than mr2.

If 5-10 years ago, I might prefer / opt for Freehold ( even without F+G or G+G ) instead of Leasehold although with proper Gated & Guarded.

Now, I definitely choose Proper Gated & Guarded for better security, no matter concern of Leasehold or Freehold, as long as, the price are fair and affordable, where security ( G&G) and lifestyle ( club house, park and etc ) comes later upon completion.

The disc of 20k ll b there but the price of the unit may increase. I was told the first two rows r 438k but 1st row 30k disc n second row 20k. The third n fourth row 458k with 20k disc. First two rows for early birds.

Honestly, RM 20k is not a lot if we comparing an intermediate vs an end lot for half exclusivity. But, in this M2, RM 20 is already almost 5% of the purchase price, hahaha.

I heard M2 20x65 end lot is just a normal size 20x65 without extra land given but only with more windows, however, the most concern would be the road sandwich btw the end lots, which make a huge noise at night and not comfortable living where people can walk passby the road as they wish.

I myself really fancy end lot a lot, ( maybe cannot afford to get corner lot for prices ) but only those with extra land of about 10' feet ( or more ) and I rather the unit is not next to main road / small lorong where bikes / motor / cars can pass easily. It creates noise at night and also uncomfortable with car lights and etc.

In this case, I think intermediate is much better choice for M2 20x65.

After moving into gng few yrs ago, i dont think i can go back to non gng. Serious, it is a lot of different in the sense of security for ur family. Risk is still there but muc x2 lower than non gng. But gng condo if it is mid cost it is riskier. So landed proper gng is the way to go. Often, it is exp but this m residence 2 at 400k+ is seriously rare regardless lh or fh. From the show unit photos looks reasonable for family even though only 20ft wide. Photos available at

It's very rare to get affordable pricing for Gated & Guarded landed with facilities, expensive punya really a lot.

I am actually like the following picture posted in http://www.propcafe.net/m-residence-2-rawang/

This picture is taken at the upper floor living area @ the showroom, it looks so nice with natural sunlight.
For ground floor, u can actually make a blind curtain to block the window, or adjust it to the extend that u can see outside view, but outside can't see inside, so can get more privacy at the same time allow the natural light to come in, and also good for air circulation.

Agree with you bro. The high ceiling upper hall is impressed me.

The ID design is looks very great, we can see the house is fully extensive with every space especially kitchen area, though it looks much suitable for a small medium cooking family.

Honestly, I like the Type A1 facade, especially the windows, however, based on the photo of propcafe.net, it seems the Type A2 layout a bit practical.

Not sure, got to take a time to travel there and see the show house.

How good, if something like this goes to Alam Impian, lol.

The pricing is surprisingly low at RM438,000 with the discount of RM30k and RM20k for specific units. So, the pricing starts from RM408,000 with RM30k can be offset your down payment!

based on the latest sales chart in the propcafe's forum, 408k all gone. 418k still available ( after disc).

The facebook info is not updated. Propcafe covers mresidence 2 not m residence. M residence 2 is 20x65. I was at the sales office last weekend, propcafe info is correct. Cheapest row is 408k after disc.

M reaidence is another proj there which 18x70 was selling from 365k up but it was launched More than 1 year ago.
