Here's the current loan packages i got from the bankers so far:
1) UOB - BLR-2.4%; LP: 5 yrs but will be changed to 3 yrs (to be cfrm by this month; No MRTA compulsory 2) PBB - BLR-2.5% (1st), 2.45% (2nd-3rd), 2.4% (thereafter); LP: 3yrs; MRTA (min 10yrs) 3) MBB - BLR-2-3 / 2.4%; L/P: 3yrs; No MRTA compulsory Does anyone out there have other loan packages for sharing and compare ? |

May I know which bank is the Panel now?
Coz i just know MBB, OUB, CIMB and PPB is panel. And I check with my bankers fren, Alliance, HLB, OCBC are not in yet but the developers staff said these 3 banks ady in..So confusing. Yes you can buy MRTA separately thru the agent. In fact it is not compulsory to get MRTA from bank. But certain banks will enforce you to get the MRTA from them.
MRTA is not transferrable. It means if you sell your current house and get a new one, the MRTA is not able to transfer to the new house. This is one of the disadvantage for MRTA. There is MLTA on the market which is much more better compare to MRTA, in terms of transferrable, sum assured and also surrender value. If you need to get more info, do PM me. I got a unit from the Leafz as well. I have applied HLB and MBB last week, still pending. I applied HSBC this morning and should be able to get the result by next week. |

hey guys....after seeing few project, Leafz is my preference,but I do really scare to buy a property at 550psf after discount at sungai besi.Definitely if Leafz is for own stay there is more regardless the price because I believe when all condo surround one area, lifestyle/ special selling point is important, like mont kiara, verve suite still win a lot of youngsters heart. Currently sungai besi only Leafz have this kind of lifestyle and come with small unit. It might be too earlier for sungai besi to have small unit like KLCC area due to demand but I believe small unit is a trend now. Ppl don't afford to buy property can go for small unit. But I doubt for the investment market, some is correct which there are not expatriate area, no LRT....can it be rented for RM2000 rental for a 750sf unit? I doubt. So far just the low cash entry(-8%) attracted me coz some fitting is in the unit and spend about 15k can furnish the place nicely. Phew,after long story, now my decision is.....still pending

See today http://forum.lowyat.net/topic/2154805 ...SOFO@USJ Subang Batu 3... 272k for 500 psft before discount.... the price for SOHO is getting higher and higher ....Some condo with bigger size price at 400 psft but move slow (Zxfxr)...but some condo price at 450 psft move faster (UxB).... What does it tell? Lower price not necessary fetch higher sales ....price is just one of the factor....Others like dveloper reputation, features/concept of the condo, etc....KLCC super condo charge premium is not becoz of the materials cost, but rather on other aspect like service, quality, mgmt, design, .....all these added value ....ppl buying condo is no more buying in a place to stay, but also a life style, community, security, accessability, ....total package of the buyer's demand ....... If you are targetting a normal working adult for rental, then i would think a condo with 3 rooms less than 400k will be more suitable ..... if you are targetting for an appreciation of price over few years, then I would think The Leafz will be better ....at the end, it depends on your objective and strategy .....you make the call. |

Nowadays buying a high rise property must be super careful ..in year of 2013 there have around 100,000 unit of soho,condo completed,supply more then demand.. |
