I heard they are negotiating the loan package from MBSB (BLR - 1%). Should we get our loan by ourself, as we can get BLR - 2.x% easily from else where.

Can someone talk about the current estimated market price of the treez (another property develop under Exsim Group)? How much it appreciate in value?

Hong Leong Bank is offering BLR-2.40% for Islamic loan, and will absorb 100% of the stamp duty. Agent from UOB refuse to disclose their interest rate after communicate with him via personal message, don’t expect they able to offer as competitive as BLR-2.4%

Estimated finance cost for the construction period of 3 years =
RM500,000 x (6.6% -2.4%) x 3 years x ½ = RM31,500


Assumptions:-
Loan interest : BLR -2.4%, and BLR remain 6.6%
Loan amount : RM500k
Construction works (progress claim) spread evenly and building complete in 36 mths.

Seem like PBB is offering a better rate for the 3 years construction period.
But how much is the interest saving from lower rate as the loan has not fully drawdown in the 1st 3 years.
Can someone tell us how to calculate the MRTA?

The developer promise to apply the loan on my behalf, but until today they haven't get any document from me yet.

The time I bought was about RM590 psf for studio unit. If RM650 or RM700, not much appreciation comparing to larger unit where by the launching price was only at RM500 -RM520 psf.

Are you sure your cost is RM590 psf? I think most of the buyer here paid less than RM500 psf.
