QUOTE(guanlik @ Oct 28 2013, 05:34 PM) It means that they will bear the interest payment up to 4.8% of the property price only. So in the very unfortunate event of this project being delayed (low likelihood considering PJD's track record), you will have to continue paying the interest to the bank once the limit of 4.8% has been reached. This post has been edited by tvz32: Oct 28 2013, 07:26 PM |

QUOTE(propinvest @ Nov 4 2013, 12:36 PM) If not mistaken up to 4.8% means the interest rate. No matter how long the period it is. That was my understanding based on the explanation from the SA. Anybody can confirm the correct intepretation? If BLR continue to increase , and effective interest rate are higher than 4.8%, buyer would have to pay the excess |

QUOTE(propinvest @ Nov 5 2013, 12:03 AM) Yes, have double confirmed with my project head, normally they will state clearly, absorb up to how many % interest based on how many % of financing margin. Your project head? You working with PJD? If u loan more than stated financing margin, example contract state 80%, u loan 90%, u would need to pay interest of.4.8% based on the.excess 10%. |

QUOTE(peri peri @ Nov 7 2013, 02:24 PM) Peri gor, i think the photo was taken from the parking lot of the current sales gallery. It looks empty because they've cleared the land and You Vista is supposed to be constructed on the empty land. In the future, even the parking lot will be developed into commercial/shopping mall |

Don't dare to say transform Tmn Suntex la LOL
But with all due respect, if future residents wanted to look for amenities, they won't go looking for it in Tmn Suntex itself but most likely at nearby Giant, Cheras Sentral, Leisure mall etc. Furthermore, there will be some shops + a mall in the next phase, i think should be able to self sustain la if don't fancy going too far |

QUOTE(bmrenai @ Nov 19 2013, 07:54 PM) Good! Positive comments on this project in most of the forums. The more positive inputs the better the appreciation of value for this property. Indeed, mostly positive comments here which is very encouraging. Passed by the site last week, the MRT construction seems to be at full speed. I think i saw roughly the structure of the Tmn Suntex station being built, located directly in front of the market. Roughly 10 minutes walk from You Vista |

Just found out that there will be a park n ride facility for the Tmn Suntex MRT station
I wonder where will they build the parking. Regardless of the location, it will be a good development to help ease the traffic around the station. |
