Unfortunately I didn't get to snap any photos as I was driving at that time. Perhaps some of the forumers here can share the latest photos?

Harr, 7th floor car park from ground?

If like that, dont opt for cheapest forsake of little convenience, maybe rather top up RM 10-15k for unit with lower floor car parks?
*

They will tell you that they do not pay for your MRTA.
*
That should be a normal practice among developers offering DIBS no? MRTA should be bear by the buyer.

Great, tqvm...since property market is predicted to remain slow in 2016, just wondering when is PJD planning to launch You Walk (Atria Mall)...
*
No indication as to when they will be launching the last phase of this proj. It seems to me that PJD is still trying to sell off the remaining units in YouVista (large units). It cannot be seen clearly from d photo i posted but they have hung up a huge banner visible from the Cheras Kajang highway advertising that new show units for YouVista are available for viewing now.

Btw, anybody knows about the occupancy of You Residence? I understood that You Residence is pure residential but there are a lot of empty lots on d groundfloor that looks like commercial shoplots?

Hahaa.. not PH. Mine is the 1,276 sq. ft. layout, and I managed to rent it out for 2,000. I added kitchen cabinet, as well as concrete top with built in kitchen. The usual light and fans, curtains and 2 air conditioners. Also 2 water heaters. I'd say it's not bad, considering it's a new place and the MRT is still not operational.

i means if project not on track and developer rush for VP to minimize LAD , high possibility causing poor workmanship.

if project keep on track , might have better quality when VP.

but bolehland any thing also can happen..

When is the promised date for the handover by PJD? Is it June this year?

QUOTE(Shina03 @ Nov 15 2016, 09:58 PM)
Im staying at You Residences. The worst place ever that I have stayed. Im local and here its full with Nigerians. Have a lousy management. The guards are not helpful at all. Even if qe hang clothes in balcony will be fine RM200. Even if we put our ahoes outside will be fine RM200. I feel like living in prison. So many locaps have move out from here now. The guard will never open the gate even for elderly people that the meet daily n knows they r staying here. Too many rules and condition. Cant wait to move out from here. This place is turning into Venice hill. JMB the worst management ever
*
I am sorry you felt that way. But surely the rules are not complicated or hard to follow? I think it is reasonable to not allow residents to simply hang their clothes or leave their shoes outside creating a messy environment. Strict rules enforcement is actually a sign that security is doing its job.

I am currently staying in a condo where security used to be very loose (complete opposite of what you described). Quality of living really dropped and it took a long time for the management to gain back control of the situation and change the mindset of the residents. So strict enforcement from day one is preferable. I have no problem if they need to check my resident card once in a while rather than allowing random strangers into the condo.

Of course the PH issue is a separate issue.

Normally true high end condo
the responsible developer normally they will provide dryer to each unit . Then they can implement such rules prohibited hang clothes at balcony
*
Well, let's not compared this to a high end condo because obviously You Residence is not. At the same time this is not a low cost flat either. Only true residents can clarify what it means by hanging clothes at the balcony. I presume it meant hanging clothes at the railings of the balcony which is very unsightly. The use of a proper clothes drying rack should at least be tolerated. And also, the proper area for clothes drying as per the original design is of course the yard area which comes standard with most condos now.

I met few of the PH in the lift, in fact one of them os staying in the same floor with us... so far (touch wood) they are still quite well behave. Hopefully they will remain and behave the same...

Good news that the PHs are not giving any trouble atm. Based on your rough estimation, how many % of the residents are PH?
