looking gd..how the occupancy? long wait till pavilion mall.. n as i say b4 pavi will acquire damansara cityz mall..

Occupancy is hovering around 60%-70% at the moment.

Damansara City Mall and Offices next door opening very soon and will soon change the environment. Occupancy and Rental prices expected to go up once the mall becomes a pull factor for tenants and companies start operations at the offices.

Interesting though, most that I have sold were actually bought for own occupation, not investement.

The easiest generalization I can make is most buyers are from 10-15 mins drive away from TWINS.

Majority are residents of Bangsar, Damansara Heights and surrounding high-end neighborhoods. Mostly Malaysians. The number of foreign buyers can count on one hand.

Some professionals, mostly are actually business owners, and quite a number didn't take loan.

TWINS has layouts from 1room to 4room so its mixed between single and family owner occupiers.

Damansara Height address still smell good. Lol. Twin is likely the worst performer there.

Those who bought from me in the secondary market have all made money =)

They should be making even more after MRT and Pavilion start

Yes, probably 2-3 students per room. Walking distance to class. It's convenient.

Maybe you can be more specific which part is poorly maintained. I have moved in few months, most defects are fixed very fast like swimming pool, yoga room, lift wall glass, car barrier, etc.

Besides most students here are cute little local girls, not some foreign African students. With such low density, how bad can it be. If you see me around you might think I'm student too coz so young, but I'm owner. Take a visit to car park and get marveled by those Ferrari, Maserati and many conti cars.

These cars belong to the residents, because i drive into the carpark in my Mercz everyday and seeing them everyday. I'm not totally satisfied, but would like to know what maintenance problems you're facing since im living here and my neighbour is committee member, maybe can give him feedback.

One thing i notice is most of the owners / residents here are quite young, maybe from rich family in Bangsar / Damansara Heights using this as bachelor's pad?

Like I said, as long as you're happy with it. I made my comparisons and went away not too excited about the place based on my own criteria. You were the one who mentioned swimming pool, yoga area, car barrier etc needed fixing (and all this in just the few months you've lived there - so these things were left piled up before action was taken or they kept breaking down?). I was stating my observations and opinions to a fellow poster. Apparently bangsar/damansara condos attract wealthy occupants - who knew!

Those problems I mentioned were due to developer defects and they waited the developer for months to fix them. I have to agree the maintenance fee so high until so much surplus but too stingy to fix small defects even developer is responsible. Sometimes it's just faster to fix ourselves rather than waiting for developer. One time I had to fix the plaster ceiling hole outside my unit even that's common area after waited for 2 months still not fixed. Hey that costs me maybe a hundred buck?
