My guess too many high net worth foreign investors who are not in Malaysia and not bother to renovate to rent out. Either waiting to sell or keep for long term (without renting out)

Another thing is with the heavy construction going on at Damansara City next door and the future MRT station there, those who can afford the rental there would have better choices

Believed that Kim Realty has been pushing sales for some time, even there are developer units still available, imagine 2 years after VP, for a condo in good location like Pusat Bandar Damansara

really....any idea where is the sales office? I am kinda interested...

wonder why sales for this project not so good...Damansara City which located besides selling starting from rm1500 psf right?

Leftover developer units facing not very good, most are large built-ups or low floors facing highway. Why not buy subsales which is cheaper and better selection?

No leh..tht one 1.6k this one shld be max 1.1k average in 5yrs. mus always be 20-40% cheaper as dis one d developer nt good with many workmanship issue..

Pavi will hv pavi dsara heights address.. actually the offices just sold here at RM1500psf is more exp than enbloc sales of integra tower (Grade A+ tower) with rm10psf rental.. 2 MRT btr than KLCC location?? O&G companies need to remain in the city centre.

This twins will do btr soon when FnB focused dsara city mall opens.. previously occupancy at low 20-30% as no retail nearby... Now the small area gona be super wong with Pavi dsara heights, MRT (1 & Circle Line), Dsara City (mall+2 grade A office).

Last plot of land would be the menara millenium carpark land.. easily cn fetch rm1.4kpsf (help parking was 1.6k cos right beside MRT n desmond wanted the land)..

All depends on ur appreciation of the location n product.. sibeh gd area fr office i mus say..

Update, heard their apartment only launching maybe mid 2016 given the time needed to tear down old buildings..

Actually transacted just slightly below RM1100psf for small <1000sf units. Mid sized units going for RM900psf +/-

Still very cheap compared to Damansara City

Also cheaper than most other MRT properties in less prime neighbours

2078sf only RM750psf onwards for very low level

Boss,

Twins occupancy more than 30 now? Twins is a MUCH btr deal than dsara city.. dsara city is NOT pavi la.. twins still got room to move at around 1100psf.. But one must note that twins is not a very good product.. a lot of complaints..

About 60% occupancy already lah

No doubt TWINS has its issues, but if no issues, the price would already be much higher. End of the day its already priced in. Quality of finishing can always be solved with money =)

Is there any unit in Twins transacted at RM1,200 psf? What is the highest price psf in Twins so far?

It looks like Damansara City takes very long complete. What is the price for Damansara City now? How is the take up rate?

Yes very true.. i think even the MRT is already priced in at 1.1k.. Just like tropicana garden saying price will appreciate when MRT is ready is untrue as most if not all of the potential appreciation is already in the selling price..
