Wow, didn't realize there was a thread on Twins @DH. How come such a cold thread? Re-posting myself:
So there's an upcoming MRT interchange station nearby (~800m) and part and parcel of the Damansara City (by Guocoland, Hong Leong subsidiary) ETP. The entire project plans to realize two grade-A office towers, a lifestyle mall, a 5-star hotel including the Twins condos. Twins condo's are already priced at RM1.1k psf. Anyone see more growth potential once the MRT and DC development matures? |

My 2c:
Just to share, recently visited Twins twice (no pun intended) for a feel of the environment. Facilities-wise we have a beautiful swimming pool, wading pool, playground for children (observed it was exposed to traffic noise to an extent), a theatre room (Avatar playing), a "mini library room", common laundry area, and of course, SKY GYM (really a heck of a view). Observations: 1. Quiet place (in terms of people movement). Besides the guards, I've only seem about 3 expat couples. [Overall occupancy is at ~40%. Figure provided by agent] 2. Tower B maybe prone to construction-related woes. Damansara City being constructed right at the doorstep of the entrance of Twins, Tower B folks may be affected by construction (though I felt it wasn't too noisy, not too dusty either). Another plausible concern is the design of loading bays of DC, may or maynot affect Twins Tower B residents (stench, noise). 3. Walking distance (less than 5 minutes) to the row of shops opposite Menara Millennium: Starbucks, KFC, Pharmacy, Sundry shops. 4. DC construction well under-way. Interesting to see how the inclusion of the lifestyle mall, service apartments, office blocks, hotel + confirmed MRT interchange boosts the immediate area. [Some predict the DC Service Apartments to launch at 1.2k psf, digest with pinch of salt] 5. Latest bank evaluation on Twins@DH is 1044psf. [Thus 90% loan will be at 939.6psf, and one would probably secure a RM720k loan for the Type A 766sqft] Based on this, if one was eligible for 90% loan with a tenure of 40 years based on type A purchase, the mortgage would be RM3.1k per month. Unsure if a "partially furnished" unit can meet a "break-even" scenario (maintenance fee is RM0.44 psf) for rental play. 6. Assuming an asking rental of 3k/mth targeting expats, they would be spoilt for choice with that budget looking at other "more strategic"/established expat-enclaves (MK or Bangsar)? 7. Speculation-wise, I'm personally optimistic about the overall location/development plans at DH. However, seems like pricing-wise, the price of the future has been built-in the daily cost of today.
