Frankly speaking, rich singaporeans not really like to stay near to mrt station. They prefer to drive their luxury car to work to shop. car for them is a status , mrt for them is low standard transport

Only middle income will choose to stay near to mrt station because hardly afford to buy car in sg.

Mrt in sg is for foreigners like Bangla, Malaysians, indians who are not afford to buy car in sg.

not always true. the key thing here is transport choices. Yes, a rich guy may drive a fancy car, but sometimes his kids do need to take the train to school, for example. not all rich people like owning cars in singapore. They may find it a waste of money, 70k for a piece of paper. Put another way, not everyone who drives a luxury car is rich and vice versa. At the end of the day, it often boils down to perceived value of things.

Hmm.. maybe true as well. but most ppl know pavi dsara was on the cards for a long time.. ive looked at their numbers n bliv that the pavi group will only make a small profit on the whole area given the very high acquisition costs..

The last parcel of selprop is the carpark for Milenium?

Partially right, but these 2 MRTs in DH are not meant for the residents, they are meant for the office workers and the shopping malls visitors. Twins is purely good for investment point of view, as once surrounding projects are fully built, it can fetch very high rentals due to close vicinity within malls, which has recently been a trend, e.g. Tropicana City Tropics (about RM1,000 psf), Uptown Residences (> RM1,000 psf), Pavilion Residences (> RM2,000 psf), and upcoming Tropicana Gardens (> RM1,000 psf).

The owner occupiers might only use the MRTs occasionally, but its very useful for the tenants, especially expats. Most expat families/couples (even those with very high incomes) make do by sharing one car (provided by company), so having the MRT makes it more convenient.

Twins still offers the lowest entry point into this area at the lowest quantum value (RM950k onwards for a 766sf 1room) and price per sq ft (RM800 psf onwards for a 2078sf 4room).

Management is outsourced to some third-party handling the building maintenance. For the 40++ cents psf i'm paying, i don't see any exceptional services. Hope this will improve once strata title issued.

The management is quite responsive and listen to residents feedback since it's now JMB instead of being handled by the developer. They have totally rebuilt the swimming pool few months ago, and replaced all the wooden pavement in the common area, as well as replacing some faulty transformers. In terms of maintenance fund, there is a huge surplus due to the high maintenance fee and small common area, as well as timely payments by residents.

Why was the swimming pool rebuilt since this is a new condo?

There was water leakage from the swimming pool by the developer therefore it was rebuilt. But now it i ok, no more leakage smile.gif
