Yes, few of the transactions last year and this year were done with direct transfer. Buyer did not need to pay MOT, only the seller

my mistake. I always thought Dsara Twins was by Hong Leong. Got confused with Damansara City
Lion Group is as bad.

I think the agent got it wrong.

if developer allows direct transfer, it means seller will pay developer rm500 to direct transfer the name from seller to buyer, hence when MOT hit that time, developer will pass it on to buyer to pay, not seller.

or

another scenario is that title already issued but seller not yet paid. under normal circumstances seller needs to pay now in order for developer to approved selling of such property, but developer allows direct transfer of name to buyer so that it eliminates the chances of double transfers, hence reduce the waiting time.

Also interested in this project. Seems that the addition of a lot of office blocks in Pavilion will boost up demand for this area 10 fold. I asked the SA of pavi and he said all office blocks have been sold! Price psf seems v reasonable if comparing to neighbouring areas (bangsar, klgcc, Damansara heights areas) as well as great access and mrt - any news on the future line that was proposed for this area?

This project is 60% own stay. Those looking to sell are holding for another 3-4 months as Repainting, water proofing, landscaping, 2 EV charging bays by ChargeSini, lobby enhancement, facade refurbishments and deep exterior refurbishment started January 2024.

I am Jeff Lim. REN60992 from Knight Frank PropertyHub. I am Owner agent of this place. Sales price psf no increase vs. 2016 (Source Roy’s posting here) at 750 psf for 4 bedrooms and 1100sf for 1-2 rooms unit.

On hand I have 4 units for sale various sizes and 3 units for rentals.

This despite Pavilion damansara and MRT completion.

Anyone think that its worth getting a unit here ~ 1480sqft around 1.1m? Contemplating as its near to my office and easily accessible (pj,kl city centre, pavilion dh opposite, bangsar,ttdi)
