Landed, freehold houses in the same area should always be more expensive in terms of RM per sf, in my humble opinion.

Otherwise the entire KV landed are far under value already. Landed is more complicated than condo in terms of price/sf, many variables to determine the intrinsic price of a building. Dun forget, unlike condo / service apt, landed dun hv sinking fund Age of the building Neighborhood Concept Facade Density Condo / service apt / soho are getting more & more popular among young buyers.
