 Duet Residence @ Bandar Kinrara

Duet Residence a new residential project in Bandar Kinrara (between BK6 Hening and Melodi) will be selling at RM450psf. Any room for it to go beyond RM500 in 1-2 years time? Or will it need longer time to hit that?

In other thread that has been moved classified said 550 psf. No? It is 450 or 550? 450 facing golf view still can buy but 550 abit high to me.

Read in the news today that the SKIP (Serdang Kinrara Putrajaya Expressway) will be passing through Duet Residence and right in front of the Kinrara Golf Club. Have to check the actual route and how far it is from Duet Residence. Anybody has the answer???? If is far away, it should be fine.

Heard from an agent that it is selling for RM 500psf with 2 car parking lots.

If skip go through and only IF..very high chance in will be right in front of this lousy named residence, somemore elevated

Whichever property that you are currently staying in/ owned, if currently there is no highway (elevated or at-grade) next to it, there is no guarantee that it will not be there in years to come. smile.gif

how is this compared to Zest that is about to VP ?
would Zest be more attractive considering the price is 400psf thereabout ?
yea i think for condo, u are still given the chance to choose the unit facing away from highway .. it doesnt seem to bother too much for a condo .. but i stand to be corrected ..

Anyone has any idea on this SKIP? is it an approved project or just propose stage? If the highway is projected to "cut through" all the residential properties, how this being approved? anyone?

Ya lo, jus pick facing pool or facing inner taman 50' road where there is no chan highway will cut thro. If X2 can sell at $0.5m above, no problemo for duet, the location compensates for the size. Biased but honestly speaking tz is more attractive at 450k due to inflation factor (not yet bringing in other + factors yet) as advocated by covillea tongue.gif

Yup, if the bigger condo units ones, better pay a bit more to get the landed in the same area. The 500K ones, can get leasehold in BK6 or freehold in BK5 wink.gif

Yeah, fair price should 330/sf same as landed. I think if 330psf alot of people will buy and Zest owner will cursed.
Is this project confirmed? Seems like this project is beside SKIP ...
