Otherwise the entire KV landed are far under value already. Landed is more complicated than condo in terms of price/sf, many variables to determine the intrinsic price of a building.

Facade
Density

Condo / service apt / soho are getting more & more popular among young buyers. Low entry level

If Duet sale reaches 50% within 2 weeks, then I can says that TZ is worth 430/sf at least.
