IMHO, TZ is medium high end condo. It's a normal condo without any new concept or modern facility. Of course, it's great looking for it's 250k ish. The facade colour makes it look great and surrounding development plays a huge role to boost TZ up to widely regarded as the current most high end completed condo in BK as at today.

Anyhow, the status would change in next 3 years time.

Off coz duet. Lower density to share the common facilities and higher maintenance. Entry price for duet also higher.

Should compare with the nearest pricing competitor like RR or Zefer Hills. Both low dense too.

at the end, its just another condo with a pool.. Zen Residence also low dense, even lower dense bcos of its 4 acre land compare with duet 2plus acre.. but i dun c how high end is that n selling cheaper than zest..

You take the point Twin Gor.

Sometimes, low dense is not always the case to classify as high end condo. It is just one of the criteria. By fact, my opinion, design of the facade, facilities and the concept itself play bigger role.

actually i m more interested what are the finishing touch, quality furnishing n extra features that stand out among the rest.. my impression of the sales ppl, they r just selling condo, but did not emphasize much about what makes it a highend one.. most of them just tell u "low dense lo, facing golf course lo, kinrara lo, very up market area, our maintenance fee more expensive.." in tat case the dbkl flat behind zest also highend minus the density only..

IMHO.. they r just selling condos but telling u its highend, thats all..

Agreed with twin gor, don't need alot of facilities. I just wan the finishing touch is perfect. Even I don't mind minor minor Thingy.
For me high end or not is doesn't matter, I just wan to have a good environment / safe neighborhood.

Just my personal POV.

Zen residence actually turn out to be very nice. But the surrounding enviroment and location make it not as high end it is. So location and surrounding also criteria to excess how highend or value it is. If zen residence is located in BK, of coz it is rate higher than duet.

bingo.. you got it spot on.. its the location that makes it different.. Duet selling point should be its location..

i was at Edge Property Forum.. Mr Ho was explaining about the Skip highway and likely will be close and depends cutting thru which part.. if dun wanna risk on Skip hw, agree RR is a safer bet for now..

Bingo too.

Hope the finishing is exactly to the value we pay for it. No point if too many facilities but the facade looks like low cost flat. Location wise, yes. For me, a highend condo must have good environment, hotel lobby type, sky garden to enjoy the stars, security and residents personality.

No point give me squash court, badminton court, lap field, soccer field. Lol.

Maybe give me a Bistro at pool side to watch soccer and girls. Lol.
