eds2303,

That is not including the rubber mat flooring.
YuNGSeNG,

Take an average of 16 courts, you will need a NFA of about 25,000 sqft (this will change depending on the amenities you require). The floor will have to be superflat finished with a tolerance of 5mm +- for span of 3m (which costs quite a sum). The bulk of the money comes from the infrastructure (roads, parkings, water piping, cabling, drainage and fencing). The cheaper price range will get you a reinforced concrete building block, while at the other end of the range will get you a steel structure building.

Noted, actually opening a badminton court is one of my dream as well. However, after knowing the estimate cost, it is too far for me to reach :-)

Cannot find a warehouse and install the flooring and draw some line, put some sportlight, fan, then rent to people to play?

Easier and costing wise is cheaper.

YuNGSeNG,

You can actually find a land owner, propose for him to build it and you sign a lease with him for maybe 10 years. Then you can rent it cheaply.

edyek,

If you rent or buy a warehouse, it would not be feasible because the cost is way more expensive (about 30% more) because of the additional substructure requirements of warehouses. The other problem you will face is the lack of toilets/bathrooms and parking spaces.

I have a friend Jimmy who at first rents a piece of land and build the badminton courts in 11th mile Cheras. It is almost 10 years now and the contract is almost ending and he has already bought a piece of land in Bandar Mahkota Cheras and construction has already started on his new ventures also badminton courts. The new one is bigger and has more courts and he also allocated a space for either a 'mamak' outlet or a mini foodcourt to be rented out. His old premises also has an eatery by the side where he rents out. He also has a pro shop inside selling sports equipmetnts. There are also table tennis tables to rent also.

I gather sports is a viable business in KL/PJ.  icon_rolleyes.gif

It is. To top up, govt has allowed RM300 for tax deduction for sports equipment. Further boost to it! smile.gif

Yes, was thinking that too.

I mean for a medium warehouse at least it can hold 2~4 court badminton court, we just construct a cement slab (if there is existing, then no need to construct) and install flooring. Toilet doesn't cost much too. Parking space only need to park 8~16 cars enough?(most of the warehouse can park at least 5~10 cars right?) Road side also can (got complain from later stage sweat.gif ).

But of course constructing a new building is much more better than renovating existing warehouse. Fits all the requirement. biggrin.gif

edyek,

A warehouse which can hold 4 courts will cost you about RM10,000 per month in rental. That is a whopping RM120,000 per annum or RM600,000 for 5 years. After that the building is still not yours. If you just construct a building from scratch, you will have the building to yourself at that price.

Right. smile.gif If we compare the ending, of course constructing a new building is the best way to go. rclxms.gif

Hmm..badminton court and futsal are both popular sports. Perhaps then the variable is which charges are higher, and turnover time. Eg: badminton, usual booking is 2 hrs. Futsal...am not sure...not a futsal player here. Lol. Would be interesting to see some replies on this. smile.gif

edyek,

Badminton courts can earn more than futsal court because you can build almost 3 badminton courts with the size of a futsal court. Furthermore, you will have regulars if you rent out monthly. Sad to say, futsal players come and go and you won't know when they'll come back after their last visit.

Oh yea, right. Most badminton court are rented out monthly. Either you come or not, the management has received your money. While futsal, they only pay as they play. Didn't know that a futsal court can accommodate 3 badminton court. Not bad. smile.gif

same goes to me
the idea is almost similar to paintball and need to create the "realistic" environment
but because of the game charge is too expensive, there is not much regular player interested in this type of game

paint ball is abit dirty. probably owner wont agree with paint ball, but laser tag is "clean". lol

probably can take some risk.. have a lower margin but go for volume. always go for corporate target, like those company doin some annual activity.

tried the laser tagging you mentioned once before....

it was chaos... you didnt know if your shot was successful, or were you shot? maybe the electronics the one i was at sucked but its a consideration if the playability isnt there.. good concept though..

anyways, all the time we had guys holding on to other peoples back and shooting the laser gun,, chaos... sad.gif

anyone from JB? wall climbing is getting quite popular but not a single location in town yet. smile.gif an opportunity?
