I have a friend Jimmy who at first rents a piece of land and build the badminton courts in 11th mile Cheras. It is almost 10 years now and the contract is almost ending and he has already bought a piece of land in Bandar Mahkota Cheras and construction has already started on his new ventures also badminton courts. The new one is bigger and has more courts and he also allocated a space for either a 'mamak' outlet or a mini foodcourt to be rented out. His old premises also has an eatery by the side where he rents out. He also has a pro shop inside selling sports equipmetnts. There are also table tennis tables to rent also.

I gather sports is a viable business in KL/PJ. 

Right.  If we compare the ending, of course constructing a new building is the best way to go.
