Make sure you can get a good location first with ample car parking space else nobody will go there

eds2303,

I am currently constructing a building for a client which consists of 16 badminton courts and 6 futsal courts. The cost of this building including complete infrastructure costs RM3.6 million. Depending on your requirements, the cost of your building could be between RM800k - RM1.8 million.

Futsal also can give training. Especially to those school children. I see most of futsal center they held event like family gathering or company team building.

Yeap, equine park should be quite a good area too. will find a good place. but puchong is big. there are areas like kinrara which i can attract customers from kinrara, bukit jalil as well as serdang. equine park i might only able to attract customers in that area or maybe those that stays in cyberjaya. I will need to find out which area i can get more regular customers... smile.gif
but the main thing i need to know is the rubber flooring cost, the build up cost and how many area i need for it. thanks for your help and support... smile.gif

I have a friend Jimmy who at first rents a piece of land and build the badminton courts in 11th mile Cheras. It is almost 10 years now and the contract is almost ending and he has already bought a piece of land in Bandar Mahkota Cheras and construction has already started on his new ventures also badminton courts. The new one is bigger and has more courts and he also allocated a space for either a 'mamak' outlet or a mini foodcourt to be rented out. His old premises also has an eatery by the side where he rents out. He also has a pro shop inside selling sports equipmetnts. There are also table tennis tables to rent also.

I gather sports is a viable business in KL/PJ. icon_rolleyes.gif

Jordy,

RM800K - RM1.8Mil was just the cost of construction ? I mean without calculate the price of buying the land.

Just curious, why it was so expensive ? How is the cost allocated ?

YuNGSeNG,

Take an average of 16 courts, you will need a NFA of about 25,000 sqft (this will change depending on the amenities you require). The floor will have to be superflat finished with a tolerance of 5mm +- for span of 3m (which costs quite a sum). The bulk of the money comes from the infrastructure (roads, parkings, water piping, cabling, drainage and fencing). The cheaper price range will get you a reinforced concrete building block, while at the other end of the range will get you a steel structure building.
