I am currently constructing a building for a client which consists of 16 badminton courts and 6 futsal courts. The cost of this building including complete infrastructure costs RM3.6 million. Depending on your requirements, the cost of your building could be between RM800k - RM1.8 million.

Take an average of 16 courts, you will need a NFA of about 25,000 sqft (this will change depending on the amenities you require). The floor will have to be superflat finished with a tolerance of 5mm +- for span of 3m (which costs quite a sum). The bulk of the money comes from the infrastructure (roads, parkings, water piping, cabling, drainage and fencing). The cheaper price range will get you a reinforced concrete building block, while at the other end of the range will get you a steel structure building.

You can actually find a land owner, propose for him to build it and you sign a lease with him for maybe 10 years. Then you can rent it cheaply.

If you rent or buy a warehouse, it would not be feasible because the cost is way more expensive (about 30% more) because of the additional substructure requirements of warehouses. The other problem you will face is the lack of toilets/bathrooms and parking spaces.

I mean for a medium warehouse at least it can hold 2~4 court badminton court, we just construct a cement slab (if there is existing, then no need to construct) and install flooring. Toilet doesn't cost much too. Parking space only need to park 8~16 cars enough?(most of the warehouse can park at least 5~10 cars right?) Road side also can (got complain from later stage sweat.gif ).

But of course constructing a new building is much more better than renovating existing warehouse. Fits all the requirement.  biggrin.gif

A warehouse which can hold 4 courts will cost you about RM10,000 per month in rental. That is a whopping RM120,000 per annum or RM600,000 for 5 years. After that the building is still not yours. If you just construct a building from scratch, you will have the building to yourself at that price.

Badminton courts can earn more than futsal court because you can build almost 3 badminton courts with the size of a futsal court. Furthermore, you will have regulars if you rent out monthly. Sad to say, futsal players come and go and you won't know when they'll come back after their last visit.

Laser tag requires a heck lots of capital to start weh. The internal decos and high-tech equipments (baju, laser gun, night vision camera, lighting, etc). Do you have that? shocking.gif

If by any chance you have that money and want to make it a reality, I might be able to jump in the bandwagon with you if you don't mind having me tagging along. I can see success if that can really be done. Harbour Place really needs some entertainment. People there are willing to spend.

Not sure how much the pitching machine would cost. But I still prefer basketball court as it's a more popular sports among Malaysian Chinese.
