Good for investment/ stay? Need advise from gurus here smile.gif
It cost >700k, 1200sqf, 1 car park, limited freebies, 0% interest free during construction, target completion end 2013. Titijaya a reliable developer?

I bought a unit in end 2009. Should be good for own stay as it's low dense and situated in a matured township. Investment wise dont bank on it as there are other sub sale condo selling lower i.e Olive 450psf. Close to Komuter track which is the cons.
Log into Titijaya website and check some of the projects undertaken by them then you will roughly know whether they are reliable ...
Saw on paper earlier this property won a prestigous award. Not sure if this will boost it's value.

Titijaya built E-Tiara and Casa Tiara if not mistaken. But 700k? What's the toilet bowls made off...gold??

You've missed the early boat when it was launched two years ago. At >700 psf it leaves lesser room for appreciation. You might consider for own stay though. When it was first launched I asked myself, why would I pay 600k for a sardine can when I can buy a landed terrace with bigger built up just opposite. No offense to Parkhomes owners ok biggrin.gif

As for the developer, it has a two (if i'm not wrong) projects in Subang before Parkhomes. Tiara ville and First Subang. Don't know about Tiaraville but First Subang was supposed to be completed in 2009. It was completed only recently.

I'm upgrading from landed to condo ... due to wife request. You are right .. at that price you can get a decent landed closeby ... just need to fork out extra repair cost due to it's age (>20 yrs)

any idea how does the refinance work? lets say the lock in period is 5 years & from 1st to 5th yr im paying RM2000 for loan repayment, if i refinance my property, will it reduce the loan repayment in 6th yr?

taitaikor, for me as long as low density G&G and located at area which I'm familiar with then should be fit my min criteria. Perhaps maybe after some time I'll move back again to landed .... never say never tongue.gif

Is it still worth buying for investment with whooping 630psf? Just been to the roadshow a few weeks ago, they are offering rebate of 9% with only 1% down payment.

630 psf is on high side. After rebate still at 575 psf.

A 1200 sq ft unit cost a whopping 690k even after discount.

I think it's end of this year. Phase 1 is scheduled to complete by end of June- July 2013. Just called up, phase 1 sold out already.

Block C delayed VP based on SnP date. Titijaya promised to compensate purchaser. Will know the damage after July.

I see. I didn't realize that the vp date is different for different blocks in phase 1. As I know block a-e is phase 1 right?

The new blocks are block F and Block G but I think only a few limited units left. Size from 1300 sqft onwards if I'm not mistaken.

Hi I am one of the buyer of subang park homes.

As you mention rightly, no much green in the area.

Maintenance cost is around 0.35 psf.
Getting my keys soon.

I understand the maintenance for first year is free, is it true?

What do you think would be the right pricing psf..hmmmm

Went over recently for their open house during father's day, the workmanship was reasonably good but agreed still lacking some landscaping. Surprisingly, I didn't hear any trains passing by from the site, even standing on block A. I think it was sufficiently shielded by the wall and trees.

btw, I went there few weeks ago just to see the process. The sound of train was blocked becoz it is below the level of parkhomes.

Hi, anyone has taken the key? I will be taking my key this coming sat. But I had complainted to the Property Manager that my my waiting slot is about 3 weeks, whereas the bank loan has to be started early Aug.

How about the finishing? Good quality control?

One thing, I don't expect they will use a normal fence instead of cement blocks to surround the whole area, is it like that?

Two agents called me today. I has then checked with one agent about the current market on Parkhomes. He told me the bank evaluated at RM650 per square foot. While it is under the handover periods, there may not have any transaction as everyone wants to see the units first and feels the "ambient" first. blink.gif

Buyers are getting smarter nowadays !

I just purchased the unit in block A but not sure when are they passing over the keys... Anyone in block A collecting their keys soon?

By the way, I signed my SNP on 26 August 2010. With the handover recently, I won't get any compensation of late handover. I heard the first badge who signed the SNP is on April 2010, anyone getting the compensation of late handover? TTDI is a responsive developer?

foosh, I assume you bought from developer, so yours is it the about 650 per square foot? I used to ask the developer before early this yr, phase B was sold about 620 per square foot after all the discount and rebate.

yeap i just bought from developer....after disc yes about 620 630 per sqft....since target date for phase 2 is june/july 2014...i also did not take dibs...so hopefully no further delay smile.gif

Oh, it is quite late too, that they can only handover the phase 2 by June/July 2014 . Last time in the banner, they mentioned by end of 2013.

In another words, Phase one residents need to bear with the construction noise and work for another year, therefore they offered year one free maintenance fee ?! . blink.gif

i agree dat the anti-climb fence is a little cheapo. it's usually popular for non gated housing dev, then later converted into fence & guarded. dis is the material used, dats why it's so common & not exclusive like brick wall.

Hi I bought may this year and just signed my SnP may 2013. From the developer not subsale. Decided to purchase quite late... After rebate about 600 psft actually. Have yet to receive keys as we are still awaiting disbursement from the bank I guess.

I was doing the joint inspection today but not hearing anything. My unit is block D . Anyway the guy mentioned there may be some noise for block A .. I think block B, Block F may have more tendency to get the train noise.

Too bad not able to post the pictures: My finding of the hand over:

1. The appointed Property Management is quite organized. Just there was delays for the earlier time slot, that it also delayed my joint inspection time.
2. The guy who joined me for inspection is a young guy. He didn't have much experience for helping me, except some obvious defect. So better don't rely on the guy, bring your own masking tape. But they didt pass you one copy of the defect checklist, the original one.
At least they have some processes to follow. Indeed, it is good procedure.

3. There are a centralized area for dumbing the rubbishes. Hmm, I will say there are disadvantages and advantages.

4. The overall workmanship of TT Jaya is not too bad. At least I don't see something sliding (Senget) or mislignment. For my unit there was a wall area near the ceiling has water leaking mark which is major defect. sad.gif

5. The trees are still very young ! My unit in first floor does have a tree JUST over the roofing of the ground floor, probably it will be growing more soon. In the drawing, first floor will have trees which may block the view of pool sides.

6. They need 14 days (working days) for defect touch up, for major defects, it may take up to 30 days.

7. Grilling will have specification, so need to wait first for the released drawing of grills.

8. Block B hand over will be next month due to some minor construction need to be completed.

9. Also nice 5 feet swimming pool. biggrin.gif

All in all, I think the environmental feeling is not bad. Previously they mentioned there are high rise cables around, the land is lower than the roads, KTM noise and etc. But I can't feel all these stuffs being in my unit.

But the setback is still the west direction, really need to consider a thicker curtains and air cond in order to stay cosy in the evening time.

My friend have a unit in the condo beside (One Soho), in the 15th floor facing Fed, can hear the trains chugging along and quite frequent as well. Even near the night also got train (transportation ones)..

Developer price decrease? How did you get 600 psft?
I thought only left Block F and G as told by the developer on March 2013.

May I know if anyone want to do the renovation? I try to ask for plaster ceiling constructor, but if my total wiring points are < 30, he will charge me RM65, if > 30 will charge 45 !!! I don't mind too if anyone of you have the recommendation. The negotiation power is stronger with more units together.

The constructor's contact I got from the Plaster Ceiling discussion forum too.

When I went there were few converted bumi lots released and I managed to get block A at about 600 psft after rebate. They were trying to sell off the phase I units as it was almost ready, so we had a 9+3.5% rebate. 3.5 % was because we didn't only for dibs, after all the units were almost complete.

Anyway, must have buyer only can say so.

I may rent out or so for at least 2 years, will sell 2 years later maybe. So that no more property gain tax.

I bought an unit of Eve Suite March this year, price 100k more compare to first batch buyer!

Will be completed end of 2014. Hope hv room to appreciate.

In my mind, fully furnished 3200 to 3500.

Subang Avenue, my oversea colleagues mostly rent there, which is around 2800 to 3000 for fully furnished.
Whereas the simple unit will be at least 2500. Of course the good thing there is near to malls.

But parkhomes has the kind of serenity and peaceful environment.But the housewife (my colleagues' wife) maybe boring as they followed their hubby to Malaysia and normally they don't have car.

It is really depend I think.

The rate you asking I am assuming you are targeting expatriate or group of rich students. Still is not impossible.

Speaking bout transport, initially there was a plan to have a shuttle van with scheduled pickup/drop off residence btw Parkhomes and new LRT station (closest Subang Parade/AEON Big)
Perhaps the new JMB could look into this matter in future. What do you think of the new appointed Property Management team from PA International Property Consultant? Wonder if anyone here know their track record.

Completed first joint inspection today afternoon. Thank god that no major defects in general. Couple of pages on minor issues recorded. Overall I am happy with the quality.

The person appointed for inspection was extremely helpful through out the process. Thank you Titijaya. Keep up the good work!

Shuttle van, really? I never heard of this before. But maybe not so practical for residents in Parkhomes due to I believe the group of people living there may be richer even if the students rent there.

By now I think the management team there is good, in the sense of process of managing the hand over. Like they will pass you a copy of your complaints for your own records. But this is just beginning, have to see later when more and more issues come in !

Others have any comment?

Studio type 680 sq feet, I think it is 680 per sq foot. Not cheap. But I like it the most is because it is close to LRT.
I missed casa tiara and subang avenue last time, so hv to grab eve suite!

But subang parkhomes is > 700 now.

Well, i personally think it's a better buy than casa tiara and subang avenue if it's for own stay as you can see there's many foreign students staying there reason being many colleges around that area. Secondly, environment is not so friendly over there.

For phase 1, they mentioned phase 1 complete by June 2013, finally on Aug and block B SEPT ! So future buyers if you want to buy TRD I project,; sign snp as soon as possible.

They should keep good reputation moving forward. I heard they are going to launch another project - Titijaya H2O Ara Damansara for sale at RM780 per Sq feet without furnished.

Agree. For LAD matter, Titijaya mentioned to me that they are processing the claim and should normally take less than 30 days from the date you write in the request. I did mine already. Wonder how they calculate the damage since it's DIBS hmm.gif ...

However, for 1093 sqt unit, the glass panel to cover the shower area has no door due to master bath room is small blink.gif

I took my unit on 17 Aug, but till today after 14 working days, my unit have not been ready. I was told 12 Sept, mean19 working days. Therefore, I need to make noise to them. I tried to talk to the leader of the "Defect touch up" session, but PA mgmt did not allow me to do this. They mentioned I need to go through them. Due to lack of confidence with their promise I went there personally to bring the attention of the staff there. Finally I managed to see the so called leader (young lady) to remind her that she should arrange for the repair ASAP as my unit has big defect which is water leaking. I even told them not need to focus on the kitchen as I will do the renovation.

It is not a really pleasant experience.

By the way the grill design is very normal with horizontal design frame work and the paint has to be in grey color. How about other high cost condominium? Anybody has any idea?

Did not really notice high end condos with grills, they normally don't have....you afraid of break in or kids climbing out?

More afraid of thieves come in. I may decide to go for alarm system instead of grills.

My unit can only be completed by 20 Sept (Defect submission on 17 Aug), I hope this is true. As by now I can't believe the committed date anymore. This is third commitment as the previous commitment could not be fulfilled.
I guess main reason, the developer project team has limited resources to complete all in time. So crying baby get the milk first.

Now after one month, my conclusion Titijaya is a not a good developer. If have choice don't go for Titijaya project. Too bad I just like Subang Jaya area...

Yesterday met another owner in Parkhomes office, guess what her house has more major defect. Most important she told me when touching the wall, a layer of dust can be seen in the touched hand. Later one, my friend told me this is because the cement's content is lower that causing that kind of dust. If this is true, this is very serious case, why the composition of sand and cement is not in a good ratio?

Now lost all confidence to this developer cry.gif Just can hope for the best.

KUALA LUMPUR: Titijaya Group will launch the second phase of Subang Parkhomes — a gated and guarded community neighbourhood, in SS19, Subang Jaya — by the end of this year or early next year.

The new phase to be undertaken by Titijaya Group's subsidiary Sendi Bangga Development Sdn Bhd, will comprise three blocks (Block B, F and G) housing 244 units of villas and condos. The indicative average pricing is RM564 psf, said Titijaya Group Director Charmaine Lim told theedgeproperty.com.
The project which comes in two phases, has sold 80% of its Phase 1 with a total of 234 units of villas and condos launched in Oct 2009.

“Of the sales, 70% are repeat buyers while the remaining 30% are first time homebuyers,” she said, adding that the prices range from RM592,000 to RM1.5 million.

In total, the development has four blocks of 5-storey low rise villas totaling 298 units and three blocks of 9-storey condominium totaling 180 units on a 9.97-acre plot.

Lim said the project has a gross development value (GDV) of RM330 million and is expected to be completed by December 2012.

Lim added that the condo units housed in nine-storey blocks have built-ups ranging from 1,093 sq ft to 2,870 sq ft while the low-rise five-storey villas have built-ups ranging between 1,252 sq ft and 2,374 sq ft. Each unit comes with at least one parking bay.

“There will be one car park bay for unit size less than or equal to 1,400 sq ft and two car park bays for unit size more than 1,400 sq ft,” she said, adding that there is ample parking space for visitors.

“Subang Parkhomes also offers rental returns for savvy investors as the development is located to numerous universities and colleges with students as potential tenants,” said Lim.

Amenities include swimming pool, playground, meditation garden, full perimeter fencing and CCTV surveillance, access card entry and regular guard patrols.

The development is broadband ready with WiFi for common areas. She added that among other unique selling points of the development is the SS19 area itself, which is a “serene and thriving middle-class neighbourhood” located near Subang Jaya Medical Centre and a few minutes away from the Saujana Golf and Country Club.

The development is also a short distance away from the Subang Jaya shopping belt with a fe4w malls as well as the integrated KTM and proposed LRT station.

Agent arrange 1 unit at level 5 ( 14,xx sf unit). I was surprised there is n garbage/rubbish room every floor. Means residents has to throw rubbish at ground floor?kind of inconvenience

think very high....rm1.07mil (before rebates - can buy because of the rebates tongue.gif ) for the 1560 sqft....the last of the low rise....
not much choices in klang valley anyway for free hold stuff plus low rise....and considerably bigger compound....nice for joggers....

think the only ones are astana and tiara damansara, ttdi also have a couple of these like villa flora and kiara park....

Had an extremely outrageously bad experience with the handover of keys.

Was checking my unit out with the management office on the defects and found an ridiculous amount of defects.

The list is as follow:
1. Master bedroom sink free play/shaking
2. Timber flooring skirting on all bedrooms have gaps/ scratches & discolouration
3. Hollow bathroom tiles
4. Paint overspill on all bathroom ceilings
5. Master bathroom bath tub is scratched
6. Most room plaster ceilings including the living room is wavy
7. Door locks not properly aligned & some lock sets are defective
8. There are holes/gaps in the grouting for the tiles
9. Marble skirting are broken
10. Paint spillage on window frames

The last straw was that I found termites in the timber flooring & almost 90% of the marble tiles in my living/ dining/ kitchen area are hollow. Seriously WTF.

I rejected taking vacant possession of the unit and will write a serious & stern letter to the developer, solicitor & management office.

To all PH owners, be extremely wary & do not blindly take possession of the unit (even though after 14 days of issuance of letter, the purchaser is deemed to have take possession according to S&P). In the end, we still get screwed in the ass.

My worst fear is the termite as they will spread everywhere and it will affect other fellow PH owners as well.

Imagine the stress and cost involved to eradicate the menace.

hi endless, what ur unit? im from Block B,
dont u feel block B entrance is not welcoming and look cheap by furnish with CEMENT FLOORING ! and also No COVER ON TOP , imagine when visitor/friends waiting at the block entrance when raining day.

Yah, you're right. The amount of minor defects is just outrageous. That being said, those are still minor and can be easily touched up.

Are all your floor/ wall tiles alright? Double check for termite infestation.

I'm from Block B as well bro and it's exactly like you said.

Am surprised at the fast reply (could be attributed due to my daily calls to them).

Standard is 30 days but I'm skeptical that it can be done by month end. I'm sure there'll be minor stuff to work on.

Was hoping to move in before CNY but seems like its a shattered dream.

Also, last I heard there are 11-12 residents who've shifted in already.

they called RESORT style Or LOWCOST style? a bit felt kena tipu...
somemore i bought is Villa style expensive than condo style.
almost RM900k for this kind of thing.....

before i book the unit also think TItijaya is listed, wont be so bad..

but one of the thing i pengsan most is Federal Highway was almost perfect for the 10+ years before they resurface it with new pavement but miraculously potholes now starts to appear on the newly resurfaced lane.

you are part correct. only major non toll roads like Federal Highway, Subang-Kelana link are under JKR. inside a township is under the respective council.

It's suppose to be residential title, but I think the value placed was high. Heard that subang soho residents had the same issue, made a complaint/ appeal to MPSJ to lower the assessment. I think it was successful. Also they managed to appeal to TNB to give the residential rates.

Yes I knew there was indah water when i bought for own stay. Google mapped the location you would see. The Google image is also available in sales office if I recall.
My supporting choices were:
1) Not many development of these concept (low rise big compound). The only others I know of are tiara damansara, astana damansara, kiara park, villa flora. My choice of condo concept.
2) Low down payment with rebates. Susah to buy second hand, alot of upfront cash need to use.
3) Fingers cross, indah water will upgrade those ponds to be under ground style (new technology sanitation).
4) When I bought only units of block F left. And large 2k sqft left in block G.

Just came back from my so called second joint inspection.

Was shocked to find my unit was far from completed. The entire living/dining/kitchen tiles was already hacked off (they were supposed to change all) and the tiles weren't started on yet.

Majority of my list of defects were still untouched. Gawd, my blood pressure is rising fast.

As for defects, I can share some of mine with you.

- Hollow tiles for living & bathroom area
- Misaligned timber strips for all bedrooms (if your unit has this)
- Wavy ceiling

The 1365sf.. Rest mostly sold out, left like a few units so no choice.. Missed out on the 1600sf one and SO didn't want a subsale..

Are you planning to do anything with the bathroom? I really don't like the placement of the shower. If someone swing open the door, might hit you in the face. I think developer still have limited units.

For subsales, for sure cannot get value from bank despite most of the agents here insist there is one transaction matching their asking price. That particular transaction is a one off and way higher than market value.

Just some info to share.

Yea, I concur. The shower head is also directly facing the door in the utility toilet.

I plan to:
1. Remove the shower area glass and shift the sink to that area (master toilet)
2. Move the doer orientation to swing the other way to avoid any accidents or install a sliding door (master toilet)
3. Remove tub and install glass door (master toilet)
4. Replace door to a plastic type (utility toilet)

Decided to install a cassette in the living cum dining area instead of wall mounted to have a cleaner look.

Got the inspiration from my BFF's unit.

There are 2 buntings outside the Management Office stating appointed contractors for grilles & window tinting. Got these numbers from the office:

Grille Contractor: Edward Yap (YKC Makmur Trading) 012-231 6895
Tinting Contractor: Terry Yeo (Llumar) 016-227 5219

Yeap the toilet memang headache....i'm still thinking whether to remove the bath tub....it will require re-tile that area and need a good contractor to water proof properly...

Hai, I'm interested on titijaya H20 project, and just get to know the workmanship is bad. Can anyone tell me are they using the same contractor?

Think some of the earlier units did not come with it. I think the remaining developer units (which should be Block F) does come with free kitchen cabinet (they sent me the sample look, looks quite nice la..) but subsale units might have if the owner decided to renovate it.

Anyone got a detailed floorplan for the 1365sqft unit ah? icon_question.gif

If they are, would that affect your decision to buy it or not buy it?

My experience was that is took them 4 months to rectify defects & in that time, I lose out on my maintenance fees & also on my insurance.

Out of curiosity bro, how much does the ID cost?

I believe the some units also came with A/C units if am not mistaken.

Also, the later units also has a plus point. They include the copper piping for the a/c whereas the earlier batches like mine (Block B) are forced to hack the walls to install them. doh.gif

Does it state in the contract for free cabinet? Coz I not sure block G got free cabinet anot.

It was designed by Sky Creation. Told them the idea I had planned in mind and they fleshed it out.

Renovation finally kicked off. The wiring for the alarm was installed.

Yeap. Another letter that allowed you to opt out of DIBS and get the 3%, I think it was from earlier when some rich folks could opt for that but since gomen already banned it, they just gave it to us outright.

Forgot to add, they also giving us a water heater for the master bathroom as freebie as well. smile.gif

Initially was sold on brick wallpaper but in the end opted for brick wall tiles.

Yea. I'm thankful our unit (although slightly on the upside) provides many of the items I see the other owners are setting up currently, money is one thing but the time and effort is another, at least we won't need to run around finding contractors to do it.

But doing the budgeting for our place, seems like somethings are unavoidable cost sweat.gif

Just a rough estimation judging from the number of cars in the car park, it's about 5%.

Anywho, just went to take a look & found that the bathtub has been removed. Progress is faster that I expected and I hope it stays that way.

Hi guys! Recently was about to install air conds, only to find no friggin copper tubings. When asked, it appears that there was an option to upgrade package?? I never got that letter and now am left with four aircond points with water drainage but no copper pipes?!?? An it so appears that the SPA states no mention of copper tubings. Heck I know, but it does say air cond points, you don't buy a car with tyres minus the rims. I am raising my concerns with the developer about this and the customer service is silently admitting to the flaw of this prestigious project. Define prestigious when you have aircond points without copper tubings.

Developer units. Yea, I'm not sure about the offer now, but definitely no lawyer fee, stamp duty, etc..

I'll just tell you here la, maybe other fellow forumers can comment on theirs too..

I think what was on offer when I purchased was:

- 9% + 3.5% rebate
- 2 carparks
- Free kitchen cabinet
- Free wardrobe (apparently for all the rooms)
- Free wooden flooring (apparently for all the rooms)
- Free marble flooring for the main areas
- Free water boiler / heater for main room
- Free 4 air conds


That's the ones I remember, might be a few other things that skipped my mind for now because I don't have the things with me now.. Also not sure if other more units have different packages, that you might wanna check with the developer ... smile.gif

I went to see last week...block F external doors all not in....interior also still a mess....kesian....i also waiting for keys....

Spoke to them, apparently block F is probably end of the year or early next year as mentioned before.. Apparently they wanted to surrender both blocks, but looks unlikely so now will proceed with block G's first .. yawn.gif

I always share with fellow owners that a renovation budget depends entirely on themselves.

40k renovation can get you a basic place to stay with minor hacking plus budget or medium cost fittings. If you're planning to rent the place, this is the best way to go.

You can even go lower still by not using build in cabinets and going to Courts. tongue.gif

As for myself, I chose to go with a major overhaul of my master bathroom & splurged on the basin and shower area, a comprehensive alarm system, wallpaper, brick walls etc. etc.

Irregardless, most ppl will exceed the original intended budget unless you are a veteran or very disciplined. biggrin.gif

I happen to see another unit which went with the wallpaper brick tiles for their entire unit but still doesn't look as good as the real ones.

That's why decided to spend more on the real ones.

Yea, it's for the study bro. Tbh, I'm unsure what type of wood it is.

Got it from wood & steel. I was comparing the prices for an Ikea shelf for that size and it was similiar. Furthermore this design is more unique, hence this one was the clear winner.

In the letter, it state
"We also, wish to inform you that LIM & YEOH are acting as our solicitor in this matter, therefore kindly forward the last 7.5% of the selling price directly to them RM67,650.75 Your early remittance is appreciated."

Does it include in the selling price (instalment) or we must pay this beside the selling price?

In that letter it should be addressed to your financier....to indicate where the funds should go to....
It is part of your purchase price....call titijaya credit department to clarify further...

I bought a unit at Subang Soho and love the management.

They did everything nicely for me before handover. First day move in theres more than 4 choices of internet company packages to choose from Soho lobby. All ready to fix for our unit. Everything was nice and easy.

And so,

I'm happy with the developer and bought another unit at Subang Parkhomes.

Parkhomes gave me the worst nightmare as an owner.

WORST MANAGEMENT PEOPLES. If i'm going to list down what i've encountered and endured here, will be long.


As for now, my main point for this message is to complain with the internet choices.

I've got a contract with TIME Internet at my SOHO and i would love to move it over to my PARKHOMES. Rang TIME Internet countless of time and PARKHOMES management team. All i get in response is theres nothing i can do and you only can fix UNIFI.
TIME INTERNET told me that PARKHOMES did not apply and did not give a green light for them to fix a port there.

AND LIKE A FOOL, I rang everyone possible ; to titijaya management ; to PARKHOMES management. ALL I GET IS THERES NOTHING I CAN DO. JUST FIX UNIFI

I bought a unit for RM 1 million. As a consumer i can't even choose which internet provider i wish to use.

THIS MAKES ME THINK THAT TITIJAYA IS GETTING COMMISSIONS FROM UNIFI WITH THIS RESTRICTIONS THEY FORCED US TO OBEY.

I SERIOUSLY DO NOT UNDERSTAND WHAT SITUATION IS GOING ON AND WISH TO GET A GOOD REASON FOR IT.

Normally, the main internet service provider would be unifi and not sure if the developer willing to sought the help from others, surely there are something behind or quota.

If you ask me i prefer unifi more than any other provider due to service and consistency, same goes to YTL Land, I bought their property but only can use YES but not unifi or so.

My friend had big issued with management for this subang soho. glad that you have no isue. but this park homes really over priced and management not proven.

Actually , don't think know it is management fault. It is the developer obligation to ensure telephone service is provided or available. Of course TM is always the main provider in town. Others might not be available due to economic of scale or for other reason. Sometimes, maxi might be offering service via TM line. In that case you would have 2 providers

The management said they'll need 1 month to fix the defects. Has been close to 2 months, and have started paying for 3 months now and the place is still not liveable. No words from management, none whatsoever.

Their after sales is just damn terrible and really frustrating. Be warned.

Guys, I'm an owner of the block b parkhomes. So many problems! I'm regretting buying this. The management is terrible and we are paying so much for maintenance! Other low density condos doesn't charge as much and many times better! Heard there's a group for owner?

Leaking issue everywhere. Car park leaking, hall leaking, toilet leaking, kitchen leaking, near lift area leaking. Worse than low cost flat. Fking regret to buy a unit here. Titijaya do not fking care.

dont even consider this property, too many problems with developer (titijaya) ,defects are never ending, with no offence many unwanted foreigners living there, lately with drug cases, break in as well with so call secure property.... not worth the stress... many owners are moving out as well from what i gather....

I would like to ask if :

1. Drug issues been solved?
2. Water leaking issues in all the major areas solved?
3. Maintenance done properly?
4. Quality of the workmanship?
5. Foreigners moving in and owners moving out?
6. Flood?
7. Any other major problems?

I am planning to buy this unit for ownstay but I am quite uncertain now as so many are complaining about this project. I really hope I can get some honest and unbiased review as it will really affect my decision. I like the area because its peaceful and quiet and its low rise.

Still got inconsistencies, some unit still have issues, others have no issue. If you are looking for own stay, you have to go view it.

Drug issues? There was one arrest for some actress teen smoking marijuana, it's not an issue. More like kena betray.

Workmanship is so so, certainly I expected more for what I paid. Water issue mostly resolved though I think there are still more to be done, the developer sucks.

Haven't heard of owners moving out, at least the owners group have no indication.. Though many bought with idea of investment, so there are people moving in still.. Foreigners? Not too many pak hitam so far but owners slowly is pushing for a ban on them.

I love the environment here, it's quiet and peaceful, the price and rent one has to pay means quality of tenants are generally better but the units quality are inconsistent.

Yes apparently the discussion in the One Soho owners group because of the demolition of the toll the land now suddenly become valuable. Titijaya owns some parts of it. From what They are looking at building a mall and commercial units.

Though I don't think will happen anytime soon as oversupply right now. If something does happen likely 5 years from now.

Or nothing may happen.

Buyer lost quite alot. Is this project that bad as I browse thru the thread, from the beginning some mention the workmanship is ok and later block the workmanship is bad.
This lelong unit is block A so have been VP for 5 years at least.
