Hi, anyone has taken the key? I will be taking my key this coming sat. But I had complainted to the Property Manager that my my waiting slot is about 3 weeks, whereas the bank loan has to be started early Aug.

How about the finishing? Good quality control?

One thing, I don't expect they will use a normal fence instead of cement blocks to surround the whole area, is it like that?

Two agents called me today. I has then checked with one agent about the current market on Parkhomes. He told me the bank evaluated at RM650 per square foot. While it is under the handover periods, there may not have any transaction as everyone wants to see the units first and feels the "ambient" first. blink.gif

Buyers are getting smarter nowadays !

Oh, you are not buying from developer? Suppose all Phase 1 can collect the key already. How much yours per square foot?

By the way, I signed my SNP on 26 August 2010. With the handover recently, I won't get any compensation of late handover. I heard the first badge who signed the SNP is on April 2010, anyone getting the compensation of late handover? TTDI is a responsive developer?

foosh, I assume you bought from developer, so yours is it the about 650 per square foot? I used to ask the developer before early this yr, phase B was sold about 620 per square foot after all the discount and rebate.

Oh, it is quite late too, that they can only handover the phase 2 by June/July 2014 . Last time in the banner, they mentioned by end of 2013.

In another words, Phase one residents need to bear with the construction noise and work for another year, therefore they offered year one free maintenance fee ?! . blink.gif

I was doing the joint inspection today but not hearing anything. My unit is block D . Anyway the guy mentioned there may be some noise for block A .. I think block B, Block F may have more tendency to get the train noise.

Too bad not able to post the pictures: My finding of the hand over:

1. The appointed Property Management is quite organized. Just there was delays for the earlier time slot, that it also delayed my joint inspection time.
2. The guy who joined me for inspection is a young guy. He didn't have much experience for helping me, except some obvious defect. So better don't rely on the guy, bring your own masking tape. But they didt pass you one copy of the defect checklist, the original one.
At least they have some processes to follow. Indeed, it is good procedure.

3. There are a centralized area for dumbing the rubbishes. Hmm, I will say there are disadvantages and advantages.

4. The overall workmanship of TT Jaya is not too bad. At least I don't see something sliding (Senget) or mislignment. For my unit there was a wall area near the ceiling has water leaking mark which is major defect. sad.gif

5. The trees are still very young ! My unit in first floor does have a tree JUST over the roofing of the ground floor, probably it will be growing more soon. In the drawing, first floor will have trees which may block the view of pool sides.

6. They need 14 days (working days) for defect touch up, for major defects, it may take up to 30 days.

7. Grilling will have specification, so need to wait first for the released drawing of grills.

8. Block B hand over will be next month due to some minor construction need to be completed.

9. Also nice 5 feet swimming pool. biggrin.gif

All in all, I think the environmental feeling is not bad. Previously they mentioned there are high rise cables around, the land is lower than the roads, KTM noise and etc. But I can't feel all these stuffs being in my unit.

But the setback is still the west direction, really need to consider a thicker curtains and air cond in order to stay cosy in the evening time.

May I know if anyone want to do the renovation? I try to ask for plaster ceiling constructor, but if my total wiring points are < 30, he will charge me RM65, if > 30 will charge 45 !!! I don't mind too if anyone of you have the recommendation. The negotiation power is stronger with more units together.

The constructor's contact I got from the Plaster Ceiling discussion forum too.

I bought my unit 1093sqf Dec 2009, that time block C fully sold which was 10k cheaper plus free 2 air conditioners.

It was about RM520 per sqf without additional car park. Now it is sold RM 720 per sqf. About 38% appreciation!

Don't forget the down payment is only 30k.

Let say I manage to sell at 780k, I will have profit easily 150k after the tax and bank penalty. Mean 500% return for 3 years 8 months. Averagely 140% return per year.

Anyway, must have buyer only can say so.

But many agents keep contacting me, seem there are markets,?

I am not planning to sell, seem many units are on sale.

I may rent out or so for at least 2 years, will sell 2 years later maybe. So that no more property gain tax.

Yltoh, do you hv an unit there? Or you intend to buy one?

For pent house, 27xx sqf, monthly maintenance fee will be around 1000 ringgit... Hv people willing to pay that?

I bought an unit of Eve Suite March this year, price 100k more compare to first batch buyer!

Will be completed end of 2014. Hope hv room to appreciate.

In my mind, fully furnished 3200 to 3500.

Subang Avenue, my oversea colleagues mostly rent there, which is around 2800 to 3000 for fully furnished.
Whereas the simple unit will be at least 2500. Of course the good thing there is near to malls.

But parkhomes has the kind of serenity and peaceful environment.But the housewife (my colleagues' wife) maybe boring as they followed their hubby to Malaysia and normally they don't have car.

It is really depend I think.

Shuttle van, really? I never heard of this before. But maybe not so practical for residents in Parkhomes due to I believe the group of people living there may be richer even if the students rent there.

By now I think the management team there is good, in the sense of process of managing the hand over. Like they will pass you a copy of your complaints for your own records. But this is just beginning, have to see later when more and more issues come in !

Others have any comment?

Studio type 680 sq feet, I think it is 680 per sq foot. Not cheap. But I like it the most is because it is close to LRT.
I missed casa tiara and subang avenue last time, so hv to grab eve suite!

But subang parkhomes is > 700 now.

For phase 1, they mentioned phase 1 complete by June 2013, finally on Aug and block B SEPT ! So future buyers if you want to buy TRD I project,; sign snp as soon as possible.

They should keep good reputation moving forward. I heard they are going to launch another project - Titijaya H2O Ara Damansara for sale at RM780 per Sq feet without furnished.
