wah, so many "anjing liar" (engineer) here.
given a choice, don't think it's a good idea to have more than one type of piles within the same project. due to the differential loading capacity of the piles, it MIGHT result in differential settlement (meaning block a settle by 12mm, car park settle by 20mm). this is where you would observe a very lengthy crack separating 2 areas.
also in limestone area, unless the anjing liar is very certain that the piles are seated firmly on solid bedrock, else the anjing liar should really look into designing all the foundation to rely on friction rather than end bearing.
friction means the foundation is supported by the 'grip' between the length of the piles against the soil.
end bearing as the name suggest relies on the solid material at the end of the pile where it sits.

btw, the ipad is subjected to so many t&c, dunno ultimately how many is eligible. maybe just 10%?
on a sidenote, the ipad is meant for 1st SPA drawdown, so mrta and legal fees is excluded. need to wait till completion of foundation bill comes then only gets ipad. for those taking <80% loan, means much much later to get their ipad lor.

that's what i am thinking too.
mrta and legal should have been paid right? after all, loan processed, legal kawtim. how come no installment yet?
i prefer ASAP drawdown so that lock-in period shorter. but damn bank don't want to collect $$$.

is the differential sum describes here as part of the 10% downpayment upon SPA?
for any other billings after that, it usually is issued by the developer to purchasers officially with architect's certificate for proof of work completed.

anyway, am happy with the delay as the longer it is, the better for me in terms of savings from opting out of DIBS. the additional 4% discount is higher than actual interest served ini my analysis. smile.gif

property purchase price = 100%
downpayment = 10% (inclusive of whatever rebate or discount given by developer)

balance =90% due to developer base on progressive billing
let's say you take 85% loan.

foundation billing = 10% therefore you need to pay 5% first, then only bank will release balance 5%

bank will not release any money if purchaser have yet to settle the balance between purchase price and balance due.

bankers, please correct my statement if it's wrong.

think developer's track record ain't that great.
do a check on diamond on whether it's late delivery or not.
and okr 28, just a few shoplots also took them quite some time when shoplots can be constructed in about1 to 1.5 years time.
anyway, the slower they built, the more they need to pay for both DIBS and LAD. just as long as they complete and also pay for the delays is sufficient.
only worried is that they don't pay up.
