wow. substantial increase in maintenance fee.
total 696 units. say average size of 900sf. 626,400 sf in total previous quote = RM0.18psf + sinking = RM0.20psf present quote = RM0.30psf + sinking = RM0.33psf difference of RM0.13psf or 65% more than previous quote. in one month, revenue: RM0.33psf x 626,400sf = RM206k one year = almost RM2.5mil with this huge spike in maintenance charge, probbaly require minimum RM1,500 rental to break even for 1000sf unit. |

Ladies and gentlemen, if i may humbly suggest a few pointers:
Your utmost priority now would be to get your keys. It doesnt matter what are the restrictions or nonsense clause they are imposing. Just comply for now or sign in duress to get it over and get your keys. Period. Any other matters be it outstanding works, challenging the level of readiness for vp, increase in maintenance charges, late delivery of letter, etc can be addressed later. Not taking your keys due to any reasons is just plain silly as there are no rules to say you cant pursue your rights after you have taken the keys. The other interesting point that i gather is despite a bunch of owners receiving the letter but none have reported to have inspected their unit? I wonder who got the 1st batch to inspect their unit and when. First mover advantage out of 696 owners. Yippee kay yeah! Mutha f#$ka! |

generally looks good.
although signs of unfinished works still in progress. am impressed with: LAN port in the unit. was not mentioned in the SPA. card access in the lift. good stuff! the facilities in general. thought that developer bluff with their tonnes of facilities but looks like they indeed delivered. trees/potted plants in lobby cons: quality is a bit off from the pics. understandable due to rushing. no skirting to common area is a disaster lah. |

This developer is quite a joke.
No proper handover "booklet" or house rules. No proper management office. No renovation guideline and specifications. Eg. Grille design and dimensions, codes and brands of materials like tiles, paint, sanitary wares & fittings. No qa or qc. No coordination. No nothing. To compound matters, common area is nowhere near ready. Car park is inaccessible. Card access is virtually none yet. Lifts are non operational. Worst still, appointed management company know nuts and everything else is still to liaise with the developer. Need defects coordination? Go to jaya megah in okr. Need deposit for renovation? Go to jaya megah in okr. Car park location? Go to jaya megah in okr. By far one of the worst hand over experience ever. |
