wow. substantial increase in maintenance fee.
total 696 units.

say average size of 900sf.
626,400 sf in total

previous quote = RM0.18psf + sinking = RM0.20psf
present quote = RM0.30psf + sinking = RM0.33psf
difference of RM0.13psf or 65% more than previous quote.

in one month, revenue:
RM0.33psf x 626,400sf = RM206k

one year = almost RM2.5mil

with this huge spike in maintenance charge, probbaly require minimum RM1,500 rental to break even for 1000sf unit.

My gf then asked me if 0.18 is enough to sustain all these feature advertised during sale. So did the developer deliver all these? If yes common sense knows 0.18 psf is not enough. But 0.33/psf macam too much.

boss, periodic maintenance cost for all items mentioned usually how much? someone did some calculation based on 0.3psf assume 70% paid on time like house and car installment, will get around 2M/year. I'm not sure since never had a place with so much stuff to maintain etc.

Lift, guard, maid etc. also need salary and maintenance right. cctv got ah?
*
pls refer to fifth schedule in your spa.
that would be a good basis to derive the cost.
developer should also furnish a duly filled table to indicate the cost.
get a 2nd opinion from another property manager or company to check the costing.
that ought to do the trick for check and balance.

all in all, i definitely do not think amara require such an amount for maintenance.
especially for new buildings where maintenance are in-built into the contracts for first 1 or 2 years.
so in theory, 1st year maintenance charges are going into the pockets of developers except utility bills, security charges.

i would think 22 cents thereabout should do the trick.
but of course, the biggest worry would be to get at least 90% collection.

consider only 70% will pay maintenance, they should get around 140k per month.

need that much for maintenance?

highest cost should be
- swimming pool
let's assume RM15k a month?
- spa
got spa meh? or sauna? cheap cheap lah. say RM1k a month for servicing?
- electricity
this one may be RM20k a month
- water
this one maybe RM5k a month?
- security guards
let's assume 2 guards per block and 2 guards for the retail and 3 guards at guardhouse.
total 13 guards. 3 shifts a day. 39 guards.
39 guards x RM1,500 per month + a manager cum supervisor @ RM3500 per month
RM62k
*
everything above also still about RM100k nia.

Ladies and gentlemen, if i may humbly suggest a few pointers:
Your utmost priority now would be to get your keys. It doesnt matter what are the restrictions or nonsense clause they are imposing. Just comply for now or sign in duress to get it over and get your keys. Period.
Any other matters be it outstanding works, challenging the level of readiness for vp, increase in maintenance charges, late delivery of letter, etc can be addressed later.
Not taking your keys due to any reasons is just plain silly as there are no rules to say you cant pursue your rights after you have taken the keys.

The other interesting point that i gather is despite a bunch of owners receiving the letter but none have reported to have inspected their unit? I wonder who got the 1st batch to inspect their unit and when. First mover advantage out of 696 owners.

Yippee kay yeah! Mutha f#$ka!

Bro Kochin, need your advice here. Signing their VP means we agreed that the units are ready to be occupied, however the keys can be only obtained by end of this month. Signing their VP also means, we are agreeing that LAD will be paid up to 26th of November instead of key handover date. We are talking about 1 month LAD payment here.

By signing their VP also, we are agreeing to pay the maintenance fee starting from 13th of November, without even occupying the unit in the 1st place.

Please treat this mesage as a learning curve for most of the buyers who are clueless about this sneaky developer.

Don't you think by signing the VP, it will supersede the future complaints about the above issue?

Sign under protest lor.
But if based on what you mention here, developer definitely lose the case already.
Lad until 26 but maintenance starts from 13? Go tribunal straight no need fight. Win hands down. Lol.

generally looks good.
although signs of unfinished works still in progress.
am impressed with:
LAN port in the unit. was not mentioned in the SPA.
card access in the lift. good stuff!
the facilities in general. thought that developer bluff with their tonnes of facilities but looks like they indeed delivered.
trees/potted plants in lobby smile.gif

cons:
quality is a bit off from the pics. understandable due to rushing.
no skirting to common area is a disaster lah.

This developer is quite a joke.
No proper handover "booklet" or house rules.
No proper management office.
No renovation guideline and specifications. Eg. Grille design and dimensions, codes and brands of materials like tiles, paint, sanitary wares & fittings.
No qa or qc.
No coordination.
No nothing.

To compound matters, common area is nowhere near ready. Car park is inaccessible. Card access is virtually none yet. Lifts are non operational.

Worst still, appointed management company know nuts and everything else is still to liaise with the developer.

Need defects coordination? Go to jaya megah in okr.
Need deposit for renovation? Go to jaya megah in okr.
Car park location? Go to jaya megah in okr.

By far one of the worst hand over experience ever.

this 1 susah ready.. consider the main core outer building... the best way is do building demolition, then start new construction again  rclxms.gif

it's obvious that you are no building expert.
while i agree that it is indeed extremely poor workmanship and causes a concern on safety, nevertheless, it is actually quite easy to 'conceal' it.
just some scaffolding and plastering with wire mesh ought to do the trick to give it back a straight vertical line. it's the column integrity and ability to transfer the loads effectively and safely from the top to the foundation which is more alarming.
cheers!

unifi is not guaranteed in most new development. it need minimum subscriber before they provide the services.
have you registered your interest or commitment for unifi with tm?

horns ablazing from when? if it's constant for a few hours, it's not normal and certainly provide an avenue for you to lodge a complaint to both the council and maybe even the police?

i reckon you are an owner?

good luck!
