Actually there got three projects I posted. 1) Medium cost apartment - 592 units 2) Low Cost Apartment - 1,192 units 3) Serviced Apartment on top of retail podium @ KUCC (info not yet finalised) So, you still can invest the (3) one. ^__^ |

Kemuning Aman even if you want to book now its not available. Last i checked it should be on waiting-waiting list. The early bird registration already more than what they have for this launch. In addition there are those who registered after the early bird. Limited 1 unit per family. Those earning < 5k will be entitled to the lower cost units (5th floor below) but must provide supporting documents. Speaking to the SA a lot of internal staff also booked units not including their suppliers and vendors
Things might have changed since then so best to call and check if still interested. Cheers |

As i know the location is quite rural n near to factory area. Quite a number of bangala was stay at the low cost flat just right opposite the apartment. is it really a good buy?

my aunty sold at rm220k for high floor with 2 car parks.
my dad's fren sold at rm200k for lower floor with 1 car park. they just take the downpayment 1st and they will sign the S&P few months later because after few months later owner dont need to pay the gain tax. currently bank value get lower because no transaction done there, so let's take this 2 cases above for reference. In the end of year, definitely bank value will over 200k. I dont think can find the new property with this price at this area. * For the new project, u'll need to wait for few years for completion while these one you will moving in end of year. |

Well... high density or not is well connected to how big your land is, that is correct. To me, I will look at the security concern which it should not calculate based on the land size, but total number of family staying in the community. The larger, the harder to control. 600++ should be consider as mid, but some may call it high.

i'm not too sure on the rental. u know la... agent will tell wonders. i'm expecting around 700-900 (conservative price). but the few owners has been playing with the pricing. today say this price. when wanna confirm, tomorrow jack-up the price. sienz.

For current subsales market, it would be hard to determine the exact bank value /selling price as CF is not issued yet. Thus, investor and seller is playing with the price.
Most of the subsales transaction will fail at this moment as seller/owner would continous increase the selling price to match the future market price while buyer would like to buy at current price. |

i got offer for 5th Floor intermediate at 190K only. i rejected that cos i wan 2 car park with nice tiles. gosh! can't the seller understand what is called, BANK VALUATION. |

you can sell what ever price you like and buyer can offer what ever price they want. There is no problem but the valuation company will produce a report based on current market value for bank to give out loan.
But If I am the buyer for own stay, I wont go for this because it is next to HTC. If I am the buyer for investment. I guess it is too late. I would rather make a bigger gamble for next opportunities that equivalent to the owner of KU flat just flip for 100% gain. |

Well I managed to get in last week and have clearer picture of this building.
It is obviously a beautiful building with good location but the quality of the finishing is no different than low cost apartment. Toilet was fitted with plastic sliding door. There is no balconies and I believe 736 sq is really small for 3 rooms. I was surprised that the master bed room was even smaller than a budget hotel. it cant fit a king size bed. kitchen was really narrow. I believe the prices will go down once the building is ready for viewing. |

I heard developer price only 72k?
Now sell 210k?? Means appreciate 200% in 2 yr. The best in Malaysia history so far. Even 42k low cost flat also can't have such fast return. 210k need to rent for 1.2k to cover bank instalment. Can ah? |

I am just surprise, at current market condition, people is buying low cost flat at above average premium. If the person can afford higher price. I would recommended to them get KU DST. |

I am not the person can decide the price. there is a professional company that dealing with market value for the bank.
I just want to let the fresh buyer take caution of current market behavior here. I dont want them to be regretted because of wrong perception. I dont have personal gain as I have mentioned earlier that I totally not interested my house near HTC. For my opion, it is just not worth for the risk. This is my own choice. You can ignore this if it doesnt sound right to you. |

Till u realize its worth buying then price already shoot up to 200k n u keep seeing it up up up till today asking at 250k n u still not own one yet.. My advise just get one when price not reach 300k yet dude! 300k u can't get anything better than this.

need help from KA apartment forumers, wondering what anyone have to say about buying a ground floor unit of this KA apartment? is ground floor ok? any one have experience living in ground floor apartment? pro & cons? and do anyone know if our housing loan is rejected by 1 bank (due to some history with that bank but alreday clear up all oustanding payment), will it effect application with other bank? thanks |

the external road premix haven't complete. "Kemuning Aman" wording in ON!!! according to the developer its by October. but it is already October. but if u check back the snp, Expected Date of Completion: 36 months from SPA date (August 2014). long way to go.
i just wondering if it is ok if i sell the property now? confuse @_@ |
