my aunty sold at rm220k for high floor with 2 car parks.

my dad's fren sold at rm200k for lower floor with 1 car park.

they just take the downpayment 1st and they will sign the S&P few months later because after few months later owner dont need to pay the gain tax.

currently bank value get lower because no transaction done there, so let's take this 2 cases above for reference.

In the end of year, definitely bank value will over 200k.

I dont think can find the new property with this price at this area.

* For the new project, u'll need to wait for few years for completion while these one you will moving in end of year.

those posting for 180k - 190k when u call them, they will tell u either sold out or low floor unit without finishing upgrade.

more than 20k+ for the differences between non upgrade with upgraded unit

As a developer, if all the units are sold out, they will speed up the construction period to complete earlier in order to claim the money.

So no point they want to hold until the actual completion period if they able to complete the actual building by this year.

So no worry about that.

i've been searching for apartment at around 200k for quite some times.

too bad. even low cost flat aged more than 18yrs in goodyear court 7 in usj, 657sf,walk up flat without lift, no facility, no security, quite run down condition, cost rm190k. sad.gif

my experience for apartment below rm300k, most of the time bank value is hard to fetch looking at demand is stronger than the supply. buyer dont mind to pay lil more to get the unit because it's cheap and can get good rental yield.


for own stay, im glad with the purchase of rm 200k for a brand new medium cost apartment with lift, 24hrs security of wall fencing, covered car park, lift.

even high tension wires or telco just set up every way..like in your office..I'm no kidding, just u may not realise the telco tower just set up on the top of your office, or high tension wires just beside your working office, so dun go to work because you may stay more hour in ur office compare to your house may be no have any "radiation" as you may think

i choose over block 1 facing guard house because you will see the car park more spacious compare to block 2 which is move toward guard house.
