Just sold off my unit at Bandar Kinrara 5, apartment, transacted at RM 450 psf..
If this KA Apartment could fetch RM 420 to 450 psf, it`s considered good selling...

just bought 2 KA aprt at 200K and 210K....

ya 700+ sq ft with 3 rooms could make the rooms small, i guess it is reasonable to fit 4 persons per unit.

there is no perfect property such as freehold, big size, good amenities, good management, low dense, quiet, good security, low price....

my first thought to buy KA apt is because of there is very few such properties in current market within klang valley.

pros : freehold, good location, good quality (From outer view)..

cons : HTC..

overall, +ve > -ve... so i buy it....

somemore recent news from government, min affordable housing price by PR1MA is 150 to 350 / 400K.....

i believe those 150K is for non klang valley area, e.g, perak,etc...

if we can get around 200K property around klang valley, somemore is new property, it has a big demand i guess....

and to reach 300K after CF is possible because of the whole package KA can offer and 300K is still considered affordable nowadays in klang valley...

just my 2 cents....

not many owners are letting go their unit at sierra... if happened to be one after LRT completed, it can be reaching 500K, who knows...

Agree, those who let go are mostly investors i guess, if they have the holding power, can keep longer, price will appreciate somemore after CF, for those who don`t have the holding power or let go for certain reasons, it`s time / fate for the lucky one to grab it...

and, i reckon after CF, once the price appreciated to certain levels, for example, to 280K, more transactions will be done until there is fewer units available.. price will push higher then....

this is the basic of supply demand.... which i have seen / experienced in my other property investment....

those who can keep as long as he / she can will always be the winner in property....

however, there is more than such strategy in property investment la.... but i think this is one of the most successful one.... to hold it as long as you can.....

back to KA apt, i`m not very familiar with kota kemuning area, but i noticed there is not much high rise apt with lift in kota kemuning (less than 5 perhaps), the demand for this kind of high rise apt with lift is always there.... because not everyone can afford landed in klang valley with scarcity of land area here....

yes, without tiles are from lowest to 5th floor if i`m not mistaken..

to install tiles, i think the cost would be more or less than RM 5 psf.

for KA apt, it could cost up to RM 5K for tiles installation.

not so attractive compared to previous 1st batch sub-sales with around 150K if i`m not mistaken....

my worry is whether the seller will break the promise in the end when they got key if price goes higher then...

because i paid 10% already.. one of the owner request 10% deposit now and i released it... supposed the remaining 7 or 8 % should be retain in law firm until got the CF / key..

although black and white stated if owner don`t want to sell later on, they need to pay double = 20% of the purchase price... and worry if the owner escape...

this can be complicated, if the owner don`t bother, they took our 10% downpayment...and don`t compensate that 10% with +10%...

we have to bring this to court... this is something i hope not going to happen....

this is why for any keen buyer for own stay, should buy those ready unit with CF/Key... no need to wait or worry.... anyway, still can try this out....who knows...

As for my case, my first property was 2+ years ago, bought 213K freehold apartment 913sq ft... cannot afford landed within ideal locations....

after 1+ year.... financial improved abit, bought townhouse at 240K leasehold 920+ sq ft... sold first property at 415K...

and very tempting to sell 2nd one bcuz price appreciated to nearly 400K also.... but no way, because no place to stay if sell 2nd property...haha...

for this KA apt, plan to hold longer...

Kakashi, you got the points.

for my planning, to rent the unit out, i will / will not do the floor tiles (Depends to cost, will consider if around 5K), no plaster ceiling no wall tiles...install cabinet (<4K for basic cabinet), fans, lightning, curtain, grills... (Basic unit)

for complete unit, the different with lowest to 5th floor units lies on floor tiles only...

hope this will save some amount as if compared to higher floor units which demanding >230K recently.

actually i prefer lower floors just in case for any lift breakdown, the tenants will not need to climb up/down high...

but recently really hard to invest in properties.... 3rd house needs 30% or more downpayment already....

our generation is different from previous where my seniors can simply buy and hold more than 5 properties at the same time....

somemore i used my sister name to apply loan to entitled 90% loan to buy other property since i cannot entitle 90% loan anymore....

but other than this, i cannot think of other ways to get 90% loan..... unless commercial properties, but commercial prop. is riskier than residential.....

MY owner is cash buyer, guess it would take less than three months, as no need to deal with his banker, no loan, deal with his lawyer will do.... hopefully developer will cooperate to provide necessary docs for our lawyer for smoother transaction...
