bro, expected only. 5 floor walk up apartment in kota kemuning is fetching around 800 bucks. so, i forecast by the time VP, maybe rental can reach 900.

nope. i allocate 200k-220K. had few offers. but i'm looking at end lot which is around 10K extra. but when i wanna confirm, the owner suddenly increase the price. i don't think now can get such valuation. anyway, nothing to complain. if they insist on that price, then i don't buy lo. easy only. there is still other available unit.

Agent and the owner sell the rate very high, I make a survery from bank as below.

OCBC Max is Rm 195k
Maybank Max is Rm 180k
RHB Max is Rm 175k

Public Bank & Standard Charter & HSBC - No Value cos CF still Not available.

cos it's nearer to HTC. ppl will choose block 2 over block 1. but i'm in the midst of finalizing with buyer for a unit in block 1.

u may try contact agent. but beware of agent. i notice some agent tend to markup the price for seller. then seller nego.

I did not choose block 2 due to this HTC thing...it was never my concern...the developer (Paramount, or Kemuning Aman) assigned this unit for me

For current subsales market, it would be hard to determine the exact bank value /selling price as CF is not issued yet. Thus, investor and seller is playing with the price.

Most of the subsales transaction will fail at this moment as seller/owner would continous increase the selling price to match the future market price while buyer would like to buy at current price.
