There is 1 quote that i like..u buy when everybody tell u dont buy..u sell when everybody tell u to buy..but at the end u decide when to enter the market..u have to look between micro and macro aspect in your decision..

Viewed a few around this price, promised the agent not to tell the exact details but there's one selling below 260k, condition is fine. Currently tenanted 1.2k, furnished except TV.

I do worry about appreciation in future with more than 10 studios to choose from, and lots of upcoming new ones. Checking for market value now, heard that it can go up to 350k, considered money "made"?

u can consider the arc 950sqft 280k..desperate seller can mark down further..lowest per sqft in cyberjaya..

Solstice 2 unit sold at 348k. 2 on site bidder + 2 online bidder = total 4 bidders.
Still cheap but not smart enough. Should just enter at 328k previous reserve price and take unchallenge at 328k last month. 20k wasted.
Yes again experience show that when price drop too low, price gonna end up high above previous reserve price.

First auction reserve price was at 300k. Bank set the price based on valuation and not according to subsale market value.

Each time drop 10% in price. So can count drop how many times already.

Vega Residensi majority sold at below 200k. Maybe cos is leasehold.
Rest like Mutiara Ville, Cybersquare all even if drop below 200k, will attract many bidders and price will end up above 200k also in the end.
