I think this is still a very premium product and RM500k-600k for a 2 bedroom is certainly on the luxurious side of life. Rental will be anything between RM2k-RM3k per month. An above average fresh graduate/young working adult will earn approximately RM3k-RM4k. Even though I'm earning more than that, I'm unwilling to fork out RM1k-RM1.5k a month for my accommodation, it's just crazy by any means to me. Unless I touch the 5 figure salary mark, I think I'll just keep my 'rental budget' to RM500-RM700

A young couple will most probably start with a cheaper option, RM400k-RM500k for a 3 bedroom apartment? Extra rooms, if any, will be rented out to friends/relatives to help ease the rental/loan. And since they can't really afford the reno, furniture and fittings, they will most probably just do without it.

Just my 2 cents.

Is this from experience or personal gut feel? I think it is the otherwise because most of my friends who have been working for 2-4 years are not forking out that type of money for accommodation. Overseas graduates who are earning decently well RM5k+- and only a handful are staying on their own, most of them still with parents.

While I might agree with you that forking out RM1k-RM1.5k for someone who is earning RM5k is doable, I strongly think that they won't do it. Capable of and willing to are two different things.

And RM4k-RM5k is certainly not middle low income group, it is above average already by Malaysian standards.

80% of Malaysians households earn less than RM5k/month.

Oh, icic. If you are looking from that angle, then yes, I will certainly spend more. RM1k-RM1.5k for rental maybe. But that being said, it will be for a 3/4 bedroom home. Well, collectively as a couple (husband & wife), that would mean a RM2k-3k/month, which should be pretty decent.

I think the point I was trying to stress is that the generation today will be more budget conscious/focus than ever. While I do not disregard the fact that there are also more wealthy youths emerging day by day, I believe it is not as fast as the growth rate of medium/high end homes.

Hahaha, ok. Not sure if you have heard of SetiaWalk or been there. Looks great, absolutely happening and lively now, much better than it was a few months ago. Yet, rental for a bedroom unit is only between RM1.7k-RM2.2k and the occupancy rate is really bad. And worth to note that it is really prime location, with the LRT construction right in front.

It was left blank in the S&P, and had a statement, something like, "it will be filled in by the vendor to the purchaser upon the delivery of the premise for vacant possession..."

Need to book appointment for viewing showroom? From what I understand, it's pretty much just walk-in and they'll bring you around, since there is not many people there also. Drop by few weeks back on a Saturday and it was rather chillax. Also, there are a lot of owners here who wouldn't mind sharing the intro fee, so better contact one of us here instead...LOL

Where will be the exact location of Segi College? I've read about it in a few sources, but no clear indication where it will be.

I personally think its a very straight forward answer of the developer jacking up the price and wanting to make more money, nothing else. Don't really buy the reasoning of Eclipse being much better in terms of style and design, very fluffy explanation. The last few units of the studio unit for Solstice went for RM320k-RM340k. Only those early birds enjoyed the RM270k pricing.

From what I know, there are still units available below RM400k, as of end of last month. Sales are exactly hot, just average. Have you dropped by the Sales Gallery? Can easily call them up too.

Good to hear that you have been staying in Cyberjaya for quite some time and want to make it your home. That being said, where are you currently staying? Renting or have your own place? Cyberia? Based on my limited knowledge, that seems to be the only residential place that is more than 7 years old.
