Part of the expensive price of this development is actually attributed to the height of the building. Structural integrity will be a different ball game for buildings that are 40 storeys and above. This is on top of the basic concerns that needs to be addressed, such as fire/emergency evacuation control, earthquake resistance and wind shear forces. Lifts must be in tip top at all times because it will be just insane to go down 40 storeys of flight of stairs. Pumping water all the way up to the 40th floor, so that it can be chanelled down back to the units on the floors beneath explains why the monthly maintenance & sinking fees is also expensive.

Emporis defines a skyscraper as a building that is more than 100 meters tall, of which Solstice should make it into the list. For the record, even Hilton Sentral and also Menara Public Bank, at the intersection of Jalan Yap Kwan Seng and Jalan Ampang are less than 40 storeys height.

Looks like this will be another 40 storey building. If the upcoming hotel is also of the same height, that will surely be quite a sight to behold. I'm guessing that this project will be quite expensive, since it's only 660 units. Solstice had 1,200 units, almost double as compared to this.

Can only believe in paper profit if there are a sizable number of sub sale transactions at that price. If no recorded transactions, and paper profit is based on asking price of wishful sellers, then yeah, it's as good as no paper profit.

I shall try to briefly summarize it....

1. Paragon - SOFO Suites & Boutique Retail
By far, this phase has the sexiest exterior design. The contemporary 'step ladder' sculpture together with the front facing fins will certainly make Pangaea as one of the most iconic commercial development in Cyberjaya. Ultra clean, sleek, cut designs. How often do you see a side of a building, totally flat, with no windows and still be mesmerized with it? In short, just imagine a few dominos, all standing up right, facing back to back. Instead of it all having the same height, double up the height of the first domino and the height of the adjacent ones goes lower and lower, in descending order.

Regardless of the business that one is carrying out in the SOFO suites, people will be attracted to the building just to check out the rave, modernistic design. The first 3 floors will be boutique retails lots and everything above will be the chic SOFO suites.

2. Solstice - Lifestyle Service apartments
If Paragon is a $ex magnet to those who were passing by the area, Solstice would be the flasher that would attract wolves from miles away. This skyscraper will tear into the sky at 40 storeys high, and will certainly be one of the highest peaks in the Cyberjaya skyline. Neat, functional interior design, but with nothing to shout about, really, when you compare it relative to the other 2. How sexy can it be, you wonder? Is this development as a whole really worth the money that it's being advertised for? Let me put it like this, if a TV manufacturer were to unveil a 80" LED tv as part of its product line up, do you think it would be something really premium and special or just average? Similarly, if a developer decides to come up with a 5,000 sqft built up bungalow, would be it luxurious or mediocre?

So, for a 40 storey service apartment in Cyberjaya?

3. Eclipse - Boutique Apartments
Eclipse is supposed to be a collection of modern, loft-inspired apartments with a heavy spin on comfort. From what I understand so far, the number of units for this development will be less than that of Solstice. If Solstice is the BMW and Mercs of the automobile industry, then this would be Jaguar and Maserati that simply redefines class. Loft units, in its truest term, refers to large, open space residential units with an emphasis on simplicity. Have you watched the Hennessy advertisement, where the artist has an art canvas as wide as the curtains in your living room. His face has traces of paint, with his colour pallets strewn on the floor. Timber flooring by the way. And other than that, the art work, the artist and his tools of brushes and paint, there is nothing else except space and emptiness. That's a loft, downtown Manhattan.

Such changes are usually over a certain period. Certainly can't just pull the handbrake and halt it immediately overnight. If I'm not mistaken, it's only effective from 1st January 2014 onwards. Thus, the market is expecting a sudden rush & surge in transactions, be it buyers or sellers. Buyers would want to be quick before DIBS is abolished while sellers would want to avoid the new RPGT rates.

I'm not surprise they price it the same with the previous phases, just that it will be without DIBS. In a way, yes, it's more expensive, but at least it is not obvious, since on paper, the amount is still the same.

I beg to differ. The price increased really a lot from the 1st pricing of Solstice (ST1), which started from around RM290k before discount. After discount and rebate, it would be RM270k+.
RM60k is certainly quite a big difference I would say.

Saw buntings and also a few canopy at Plaza OSK. Price starting from RM364,800. Also received SMS stating that it's from RM347k, which is a 5% discount off the RM364,800 price tag.

From my purchase price late last year, it has increased quite a fair bit. And if you take other things into consideration, such as only partially furnished and no DIBS, it's really quite a lot.

Just came back from the show gallery at Plaza OSK. A rough guesstimate, 15-20% sold already, based on the stickers on the board.
Starting from RM363,800 for a 450 sqft unit, with 5% discount. No DIBS, unit will be partially furnished.

Any place will have good feng shui. The formula is quite simple actually. The more the customer pays the vendor (feng shui master) for his consultation service, the better the feng shui. Directly proportional relationship.

Somehow, it's stated in the S&P that the delivery time frame will be within 48 months. Thus, no LAD if deliver beginning of 2017. Signed my S&P in Feb this year.

Good question. I have 2 referrals, 1 is due already based on my calculation (90 days) while another is almost there. Hmpph, I guess we can bring it up to the developer?
