I think we're knocking on the wrong door if we were to complain to OSK. Let's take it up to other authorities, such as the local council or even the housing department (KPKT). Best would be to highlight it in the media? That includes mainstream newspapers and also news on TV.

Come, let's all gather to discuss about this, preferably over the weekend, to discuss on the type of actions that would be best for us. Will certainly tarnish the image of the developer if we bring it to the media. Can do it like the way the VW owners did when they were unhappy about the poor after sales service by VW.

I guess most of us as based in KL/Selangor as opposed to Cyber.

Who else is in?

Big storm brewing now, will certainly get much bigger in time to come. Not ruling out that those who are not happy will gate crash the official launch of Kepler with banners and placards, unless OSK are able to revert to their original master plan and scrap their new plan of launching Kepler.

Yes, Alamanda is doing damn well actually. I regularly visit Alamanda over the weekend and the crowd there is just crazy. It's not easy at all to get a seat during lunch hour at one of the F&B outlets, always packed between 11am-3pm.

OSK's approach is rather pathetic during the meeting. IOI City Mall is opening soon, and it's a big statement of the market demand in that area. If OSK is not capable of running such a mall, they should just admit it and say it will fail because they are incompetent rather than saying it will fail because there is no demand.

I personally think they are incompetent and want to hide that fact by saying they are doing it for the sustainability of the development. Imagine buying a luxurious 2.4 litre car with 18" wheels. The marketing pitch is that the car can run at 150km/h while maintaining stability and also control. Suddenly, the car manufacturer is calling you up and telling you that they will only give to you a 1.5 litre car with 15" wheels while advising you to keep below 90km/h, for your own safety. Will you accept it and settle for the smaller capacity car, thinking that the developer has helped you tremendously?

They know for a fact that they are not capable of making the mall a success, same goes to the hotel and also the office suites, thus, the simple solution is to downsize it and tell the buyers that it is for the good of community. Mall too big? My foot!!!!! Look at IOI City Mall, which is targeted to open by year end. Net lettable area is almost triple that of Pangaea's mall and occupancy rate was at the 80% mark early this year. They are confident that it will be very close to 100% upon opening in December 2014. To further top it up, they (IOI) are also building 2 30-storey high office towers and a 23-storey high 5 star hotel adjacent to the mall. Their target market goes all the way to the people in Seremban, which is half an hour's drive away while Pangaea is only targeting those that stay within the 300-500m radius?

If they are not competent enough and don't have the confidence in turning the Pangaea concept into a reality, then just face the truth. Don't bull$h!t buyers and say that they are changing it for the buyers good, adding value to the project and so on.

Thank you for your input. Whether a shopping mall in Cyberjaya will work or not, that is very subjective and will heavily depend on the efforts of the various stakeholders, especially the developer and mall management company.

More importantly, I would like to drive home the point of what was communicated and promised, as opposed to what is the future prospects and environment of the project.

If a car dealer promises a car a super-car that can do 300kmph, costing RM1.5mil, then the said car must be delivered when the time comes. Understandably, the environment can change such as worsening road conditions over time with bigger pot holes and also more cars on the road.

If that happens, can the car dealer now downgrade the car to a MPV with a top speed of 90kmph but still at the same price? The price of RM1.5mil is for a specific set of car specification and model. Nothing should be compromised.

Yeap, I've actually gotten my referral fees, all of them. The earliest was actually last year and the last one was sometime mid of this year.

Meeting was called off quite some time back. Developer confirmed that they will revert back to the original elements, and that means that Kepler will not be a residential block. Instead, Eclipse will be the last residential block as promised much earlier.

The actual design of the development (Phase 4 and Phase 5) has yet to be confirmed though the promised elements will remain the same (office block, hotel, shopping mall...etc).
