How can it be happy problem? If developer renovate with plaster ceiling, full walled tiled and fixed with aircon and you still want to renovate , then it is happy problem lah.... now , kena renovate at least 50K.

With the growing trend of smaller (<5) and wealthier household, I notice many rich man are surprisingly favoring luxury condos instead of landed amid a location in Puchong where sometimes we hear horror robberies and theft. If this is true, X2 will become a jewel, particularly if there is a route to link to D'Island...

Sorry if making anyone angry. Just sharing info here. tongue.gif

Maybe v try to see the price of bandar puteri landed and X2 prices now, i think would be easier to compare and clearer, since most of u all staying in bandar puteri.

I think X2 price now easily > 800k for a 2000k sqft condo and bandar puteri landed would be 800-900k and some older 1 can get it 700-800k. For the sack of investment point of view/own stay, I will see the landed with strategic location with more potential (Vivo City) - opposite columbia and more shops like food and banks. (Most impt compare the jam).

Eventhough if bandar puteri u bought 100-200k more expensive than X2, that's also worth by seeing Freehold to Leasehold, landed and non landed. 2400sqft vs 2000sqft.

That's the thing I wish to share.

That's my little own point of view. I might be wrong. Just sharing view here! tongue.gif

big condo normally inliquide due to its absolute price point & high maintenance.

of coz buyer may disagree.

Thank you for responding this view. I hope both ideas are true but let's let the market decides in the next 3-5 years' time because I wish to think the immediate flipping strategy holds true but I don't think so. With more than 200 units in one block, we need around 500 households to like this type of lifestyle. The most difficult challenge is to control and manage its maintenance because there could be a large number of investor panic and start letting to 'pak hitam'...

Hi, that's just a conditional statement... this development has its own marketing positioning to cater for the best of both worlds for the lifestyle in terms of safety and space PROVIDED property manager dont rent to 'pak hitam' and run it well (unknown).

I am grateful because I felt the developer is doing somewhat charity to sell such a big space lot with cheap RM/sqft. I come across some very rich families, particularly small ones (<5) who prefer luxury condo than landed so it seems there is a market for such.

Sorry, no crystal ball here.

Was at X2 yesterday the progress works well and block B started already. Heard from SA that block B will start selling right after election on April or may itself.
