QUOTE(Cabinda @ Sep 3 2015, 12:36 AM)
I smell something really bad gonna happen in cbj.. or else developer wont dump the units at the price of 5 years ago... if small developer, its understood, but such a big developer would scratch their face, and sell it at such a big discount... what happen actually? any insider news?

Maybe something related to budget 2016? so they wanted to release all the units before the budget 2016?

Hahah i have the same feeling as u too....

Let us just wait n see....

Whose willing to rent all those expensive studio/soho/condo....

Even some serin owner oso say he can rent but the yield drop dramatically 10-15% compared to earlier rental...

Most of those the domain studio owner struggling to rent out their unit too cept for african and arabs and they trash those place badly...

I guess only those that do not overleveraged their means can hold on or plan B: moved out frm wherever u stay now, rent out those place instead and convert their property in cbj as makeshift new home while the market is still very soft...

I try googling...

Nothing much cept uem is hit by property slowdown in iskandar johor...

Even cancelled a mall planning there...

Perhaps even the lukewarm sales response in berdi and symphony hills is another contributing factor....

Heard verdi sales is very bad as well....

Maybe they are on some cashflow crunch right now....

Not long ago there were property agents promoting this property at shopping malls with a simple booth.

At that time the Paramount development was better value for money.

only Schubert phase 2 and 4 are available for sell right? What's the difference between the two.
*
Latest is all 40 units (that enjoys the exclusive rebates) fully sold. There is no difference between the two, it just denote different phases with 4 being the latest.

1.1M actually quite reasonable price compare with nowaday landed property price launching.

For those who interested, better take your cheque book go and put name in waiting list. I think those units that were book earlier the drop out rate should be high. Chances is still there. It is 1.1M loan not 110k. It is going to cost you around 5.5k per months for 30 years loan. Plus the maintenance, you need to fork out 6k per month. And buffer yourself for 1k or 2k extra per month incase ringgit keep falling and bank got no choice but rising the interest rate.

Im a conservative guy. Im willing to pay those rm500-650 per squarefoot if its much nearer to KL/PJ benchmark...

Now my rule of thumb in buying new prop is i just open googlemaps and checkout how near those place to PJ/KL...

Places like Shah Alam, Subang Jaya, Puchong are high on my wishlist...

Infact me n my wife r seriously considering a place in bukit jelutong shah alam rventhough it hits rm570-650 per square fret price point....

Asking the same rate for a place in Cyberjaya thou...😅😅
