Saw "Catarina" in iproperty. Subsale is RM370k to RM400k. Single storey.... What do all ur expect think?

Well, below 400k still can have a look, but my opinion is 2 storey (ayu....) is about 500k+ is more value buy. great location, just next to eco park and SCM mall.

ayu xyz are all part of alam nusantara built by pkns. the whole plot is right next and north of the mall, so you can practically walk to the mall, 500-1000m.

anjung sari and mentari are just as near and west/northwest of the mall. sunsuria commercial is immediate east of the mall.

the bulk of the houses and apts are by setia, existing ones are south and east (ecopark) of the mall, 1-2km driving, the future ones from setia, pkns and others will be at 2-3km north of the mall.

get hold of a latest map, you'll see everything incl honda and toyota centers, health research institute, 2nd int'l school, etc...

Ayuthia -> Ayu Impian -> actual name not confirm yet Heard from PKNS is 520-550k.

Ayu Qaseh/Puri is the first two phase with lower spec, current subsale is about 450k-500k, if for own stay, suggest to consider Ayu Prima - higher spec. Ayu Klasik or Ayu Lestari with is bigger build-up and better quality.

wat u mean lower spec?lower quality material given by developer?for investment, Ayu which one is consider good choice?thanks.

Hello, lower spec = lower quality ? apa ini. for investment, depend on the your entries price, still a good bargain compare to SPsetia landed. location wise, if central setia alam.

Is true, however, since this is freehold, check with PKNS lawyer, np to transfer to non-bumi. and most of them, individual title already out with full MOT paid.

What do you think of the location and quality of this project, vs Naza's Alam Impian?

I work in KL city ... trying to find a nice g&g landed property. but location is a real headache with the jams and all
